Floor joint sealing in Westham

Your questions about floor joint sealing in Westham

Will you come out to Westham?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Pevensey & Westham station?

Yes, we work for letting agents and landlords. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll send you a clear quote.

Is the work guaranteed?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we will put it right.

Can new sealant go over the old?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

How long does the job take?

Typically it takes a few hours for most rooms, longer for large commercial floors. Bigger jobs take longer, and we will tell you how long to expect.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Where is Mr Mastic based?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

How we handle floor joint sealing in Westham

Large tiled floors, and those over underfloor heating, often need movement joints. We can turn a line of grout into a movement joint by replacing it with flexible sealant in a matching colour. Common call-outs are for gaps at thresholds between rooms and skirting caulk that keeps splitting, on tiled floors, wet room & bathroom floors and thresholds.

Somewhere as small as Westham, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

Our work is backed for twelve months, in Westham and everywhere else we cover.

How the job changes by surface

Tiled floors

The edge of a tiled floor, where it meets the wall or skirting, should be a flexible joint. We rake out any grout there and reseal.

Wet room and bathroom floors

Bathroom floors meet baths, trays, panels and skirting. We seal them with anti-fungal sanitary silicone.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Vacuum floor joints regularly to stop grit building up
  • Keep caulk for dry, still joints only
  • Keep floor cleaning water to a minimum at the edges
  • Walk round the room once a year and look at the edges

Mop with a well-wrung mop rather than flooding the floor. Keeping the edges drier helps the sealant last longer.

A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.

What sealant work cannot fix

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • A tiled floor that needs relaying
  • Cracked or broken concrete slabs
  • Subfloor problems that need a flooring contractor

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think.

What we do, step by step

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours, depending on the length of joint. In a small place like Westham, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. We take out any old caulk, sealant or grout along the line.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

How to prepare

When to call us in Westham

Wheels crossing an unfilled concrete joint chip its edges. Pallet trucks and trolleys knock the edges away until the joint widens.

Any of these means the joints need attention:

  • Gaps at thresholds between rooms
  • Cracked grout where a tiled floor needs a movement joint
  • Floor edges that trap water and grime
  • Caulk that has cracked where the floor moves

For site and facilities teams at buildings such as Pevensey and Westham CofE Primary School, entrance and corridor floor joints take a lot of traffic.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
