Landlord and commercial work in West Wemyss

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Floor joint sealing for homes and businesses in West Wemyss

Floor joint sealing is mostly about choosing the right product and preparing the joint. Old caulk, grout or failed sealant comes out first, then clean, back and seal the joint. We’re often asked to deal with dirt and water collecting in open floor joints and failed joint filler in concrete floors, on concrete floor joints, thresholds and skirting boards.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

Whatever the size of the job, it’s backed by our 12-month guarantee in West Wemyss and across Fife.

What happens if it’s left?

The right product depends on the floor and the traffic: skirting and tiled floors need flexibility, wet areas need water resistance and concrete needs a product suited to wheels. Getting that choice wrong is a common reason joints fail. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Lift furniture rather than dragging it across joints
  • Walk round the room once a year and look at the edges
  • Keep heavy wheels off new concrete joints until cured
  • Check the sealant is paintable before decorating

Follow the cure time before walking on or cleaning the joint. Light foot traffic is generally fine sooner than wet cleaning or wheels so we’ll give you each time.

Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.

How the visit works

At the end, we look at the finished work together and tell you how long to leave it. The visit itself usually takes a few hours, depending on the length of joint, depending on the amount of work. For a place like West Wemyss, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Advice

Signs you need floor joint sealing in West Wemyss

Caulk is the usual filler for skirting. It cracks where there’s movement or water.

Look out for any of the following:

  • Gaps opening between the floor and skirting
  • Floor edges that trap water and grime
  • Open joints around bathroom floor edges
  • Tiled floors with no room to move

If you let a flat or house near Glenrothes with Thornton station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

What your quote should include

  • Who turns up on the day
  • Whether VAT is included
  • Whether all the old sealant comes out first
  • Whether they’re fully insured

How to choose a mastic man

What the job involves on each surface

Commercial floors

Commercial floors take more traffic than most homes. We talk through the traffic and choose a sealant suited to it.

Concrete floor joints

Sawn joints in concrete floors control where it cracks. They’re resealed with a product chosen for what runs over them.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Tiles that have lifted or broken
  • Bouncy or failing floorboards
  • Leaks from a failed tanking system

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.

Joints and finishes in West Wemyss homes

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Across Fife, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal.

If you look after a church, hall or community building such as St Adrian's Church And Churchyard, floor and skirting joints in halls and kitchens wear like any others.
