About our floor joint sealing in Warninglid

A threshold joint has to cope with feet, movement and sometimes water. We use a flexible product that suits both floors in a colour to suit. We work on thresholds, tiled floors and skirting boards, and common reasons people get in touch are chipped and open joints in warehouse floors and open gaps along the bottom of skirting boards.

For a small place like Warninglid, the journey and access are planned in advance, and once on site, the job is the same as anywhere.

Whatever the size of the job, it’s backed by our one-year guarantee.

When it isn’t the sealant

In fairness, some problems need a different trade:

  • Failed waterproofing under a wet room floor
  • Floors that are uneven or need levelling
  • Structural movement or subsidence

If in doubt, call 0345 464 0079 or email us and we will say what we think.

Questions from Warninglid

Can you do floor joint sealing in Warninglid?

Yes. We work across London and the South East, and Warninglid is part of that. You can phone 0345 464 0079 or email us and let us know what needs doing.

Is Warninglid within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you use decorators’ caulk instead?

Caulk is fine for dry joints that do not move, but it splits where the joint moves or gets wet. For most floor joints, we use a flexible sealant.

Can I choose the sealant colour?

Most of the time, yes. We’ll explain which colours are available.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we’re using and why.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Can new sealant go over the old?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Why deal with it now?

Filling a skirting gap with caulk looks fine at first, but the movement soon cracks it. A flexible sealant stretches instead and keeps the joint sealed. Around Warninglid, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

The cost depends on the amount of work, how much old material has to come out and access to the work. You will have a clear quote before any work starts.

Signs you need floor joint sealing in Warninglid

Decorators’ caulk is often used along skirting because it’s cheap and paintable. It cracks where there’s movement or water.

The most common problems we see are:

  • Dirt and water collecting in open floor joints
  • Grout cracking in a straight line across a floor
  • Perimeter joints in tiled floors filled with grout
  • Concrete floor joints that have broken down

Rented homes near Balcombe station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant.

Questions to ask before booking

  • Whether you can choose the colour
  • Who does the work, and how experienced they are
  • Whether the sealant suits the joint
  • Are they insured?

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Walk round the room once a year and look at the edges
  • Keep heavy wheels off new concrete joints until cured
  • Have a cracking tiled floor checked before tiles break
  • Do not slide heavy items over sealed joints

Keep heavy traffic off resealed concrete joints for the cure time we give you. Cone off the area if needed while it cures.

Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. Resealing early keeps it out.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Surface by surface

Wet room and bathroom floors

In a wet room, the floor-to-wall joint is a key line of defence. It’s resealed with a sanitary silicone.

Commercial floors

Commercial washrooms and kitchens have floor joints that get wet constantly. They’re resealed with a flexible, water-resistant sealant.

What we do, step by step

We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. It normally takes a morning or an afternoon for most homes. In a small place like Warninglid, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. We apply the sealant in a colour that suits the floor.
  5. The joint is tooled neatly and the cure time explained.

Preparing for the visit
