- Cracked caulk along skirting in bathrooms and kitchens
- Failed seals where bathroom floors meet baths and panels
- Open joints that fill with dirt
What we are called out for in Stisted
Water and dirt collect in open floor joints. In kitchens and bathrooms, mop water gets into the gap and can reach the subfloor.
If you can see any of these, it’s time to have the joints looked at:
- Skirting that has pulled away from the floor
- Grout cracking in a straight line across a floor
- Cracked caulk along skirting in bathrooms and kitchens
- Worn sealant at door thresholds
For buildings such as Parish Church of All Saints, floor and skirting joints in halls and kitchens wear like any others.
What to look for in a quote
- How hidden problems are handled
- Whether they’re fully insured
- Whether you can choose the colour
- How long the guarantee is
About our floor joint sealing in Stisted
Thresholds are where two floors, or a floor and a door, meet. We seal them with a flexible sealant suited to the floor finishes either side. We work on thresholds, commercial floors and skirting boards, and common reasons people get in touch are open gaps along the bottom of skirting boards and failed seals where bathroom floors meet baths and panels.
For a small place like Stisted, the journey and access are planned in advance, and the work itself is the same as on any site.

Leave it or put it right?
Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. It’s a quick job to seal them now. In a small place like Stisted, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.
Why us?
- An ARBOMaster approved applicator
- Arbo and Everbuild products
- A choice of colours where the product allows
- Fully insured
How we quote for floor joint sealing
Call for a quick quote. The main things that affect it are:
- The old material and how stubborn it is
- How many rooms, windows or areas are involved
- Whether the work is at height
- Any mould that needs treating
Combining jobs into one visit usually makes better use of the time than several visits. You will get one clear quote for the whole job.
What to tell us for a quote
You don’t need to know the technical terms. Just tell us:
- How many joints, rooms or windows are involved
- Where the property is
- Any access issues, like height or stairs
- What the problem is, such as mould, gaps, leaks or cracking
It all starts with a short chat. Describe the problem, the location and the size of the job. Whenever you’re ready, phone 0345 464 0079 or drop us an email.
Floor joint sealing around Stisted
Floors around Essex run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.
For site and facilities teams at buildings such as Stisted Church of England Primary Academy, floor and threshold joints in busy corridors wear quickly and are best resealed early. Rented homes near Braintree Freeport station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies.

Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Stisted questions
Will you come out to Stisted?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can you help a landlord with a rental near Braintree Freeport station?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we will give you a clear quote.
My floor grout keeps cracking in a line. Can you help?
Often, yes. We replace the grout along a suitable line with flexible sealant in a matching colour. If tiles are loose, that needs fixing first.
Can you quote for more than one area?
Of course. Doing several areas at once is usually more efficient.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
What does floor joint sealing cost?
Every job is different, so each one gets its own quote. To get one, phone 0345 464 0079 or email us with a short description of the job.
Can you reseal concrete floor joints in an industrial unit?
Yes, including warehouses, units, shops and offices. We can plan around your opening times, and out-of-hours work can be arranged.
