Floor joint sealing in Spinningdale

How we handle floor joint sealing in Spinningdale

Wet-area floor joints keep water out of the gap behind skirting and plinths. We seal them with a flexible, water-resistant sealant and stops dirt collecting. We are often asked to deal with gaps at thresholds between rooms and concrete floor joints that have broken down, on concrete floor joints, tiled floors and thresholds.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

Big or small, you get the same one-year guarantee.

What happens on the day

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours for most rooms, longer for large commercial floors and we leave things clean and tidy. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Old caulk, grout or sealant is removed from the joint.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Getting ready for the visit

Related advice

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

Questions from Spinningdale

Do you work for landlords with property near Ardgay station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Is Spinningdale in your area for floor joint sealing?

Yes. We work across all of Scotland, and Spinningdale is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Is there a guarantee?

Yes, for a year. If there’s a problem with our work in that time, tell us and we will put it right.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Do you seal floor joints in bathrooms and kitchens?

Yes. We cut out any old sealant or caulk and reseal with flexible silicone, colour-matched where it shows.

Do you remove the old sealant?

Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Can you reseal concrete floor joints in an industrial unit?

Yes. We clean out the joints and reseal them with a product suited to the floor. Tell us what runs over the floor.

Aftercare tips

A little care helps the new joints last. Our advice:

  • Act on grout cracks that run in a straight line
  • Avoid caulk in bathrooms and kitchens
  • Keep floor cleaning water to a minimum at the edges
  • Vacuum floor joints regularly to stop grit building up

Silicone sealant is not made to take paint. If the joint will be painted, tell us beforehand so we use a paintable sealant.

Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.

When something else is needed

Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Loose, hollow or cracked tiles, which need a tiler
  • Leaks from a failed tanking system
  • Floors that are uneven or need levelling

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Why act early in Spinningdale

Dirt builds up in open joints, and they look untidy. A neat sealed joint is easier to clean. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

For landlords and businesses

Hotels need rooms back in use, so we plan the work room by room. We have worked in hotels as well as homes and businesses.

We also work for property managers and facilities teams. Several sites can be quoted together, and we are fully insured.

What affects the quote in Spinningdale

You will get a clear quote before any work starts. It takes into account:

  • The number of rooms or windows
  • When we can work, for business premises
  • Which sealant suits the joint
  • How easy the joints are to reach

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

You do not need to know the technical terms. Just tell us:

  • The type of property
  • Roughly how big the job is
  • What’s wrong with the joints now
  • Access, such as stairs, a lift or height

Getting a quote is simple: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.

New homes and floors in Spinningdale

Across Highland, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

Around Spinningdale, as everywhere, floor joint sealing is only as good as the preparation behind it. If you let a flat or house near Ardgay station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.
