Trusted floor joint sealing in Shieldaig

Floor joint sealing in Shieldaig, done properly

Concrete floors in warehouses and units have joints that take heavy wear. Each is resealed with a floor-joint product suited to what runs over it. If you have concrete floor joints that have broken down and gaps at thresholds between rooms, we can put it right, on skirting boards, concrete floor joints and commercial floors alike.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

What happens if it’s left?

Caulk is quick and cheap, but it cracks where the joint moves or gets wet, so the gap reappears. A flexible sealant stretches instead, so the joint stays closed. In an older home around Shieldaig, damp from a failed joint can get into timber and plaster.

Doing several joints on one visit is usually more efficient than separate visits. You will get one clear quote for the whole job.

Different surfaces, different methods

Concrete floor joints

Concrete floors have sawn or formed joints to control cracking. They’re resealed with a product chosen for what runs over them.

Thresholds

Threshold joints get a lot of feet, so we choose a hard-wearing, flexible product and tool it flush.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Joints and finishes in Shieldaig homes

Floors around Highland run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That is why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

In and around Shieldaig, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint. Whether the job is in Shieldaig itself or nearby, the right material for each joint matters as much as a neat finish.

What we do, step by step

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take a few hours for most rooms, longer for large commercial floors. Outside jobs in Shieldaig need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Old caulk, grout or sealant is removed from the joint.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about earlier repairs to the joints
  • Let us know about stairs, lifts or work at height

Common questions in Shieldaig

Is there a guarantee on floor joint sealing in Shieldaig?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you cover Shieldaig for floor joint sealing?

Yes. Our work covers the whole of Scotland, and Shieldaig is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Why not just use caulk?

Caulk is fine for dry joints that don’t move, but it cracks where there’s movement or water. For most floor joints, we use a flexible sealant.

How long before the joint can take traffic?

We’ll tell you before we leave. That depends on the product, and light foot traffic is usually fine before wet cleaning or wheels.

Can I choose the sealant colour?

Yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before work begins.

Do you take out the old sealant first?

Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Where are you based?

We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Avoid caulk in bathrooms and kitchens
  • Have a cracking tiled floor checked before tiles break
  • Keep floor cleaning water to a minimum at the edges
  • Ask before painting over a sealed joint

Mop with a well-wrung mop rather than flooding the floor. Keeping the edges drier helps the sealant last longer.

Cracks along tile grout lines come back unless the movement is dealt with. A flexible joint added early helps protect the tiles themselves.

When something else is needed

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • Structural movement or subsidence
  • Failed waterproofing under a wet room floor
  • A tiled floor that needs relaying

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.
