Trusted floor joint sealing in Shenfield

Floor joint sealing for homes and businesses in Shenfield

Gaps along the bottom of skirting are common in new and older homes alike. Decorators’ caulk usually cracks where there’s movement, so we use a flexible sealant that moves with the floor. We’re often asked to deal with threshold joints that have opened or worn and perimeter joints in tiled floors filled with grout, on skirting boards, commercial floors and wet room & bathroom floors.

In and around Shenfield, floors range from older timber boards to tiles and newer finishes, each moving in its own way. Skirting and threshold joints need a sealant that suits the floor.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Landlords, agents and businesses in Shenfield

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Common problems we fix in Shenfield

A new floor or screed shrinks and settles as it dries. Gaps at the edges appear in the first year or so.

People normally contact us after spotting something like this:

  • Concrete floor joints that have broken down
  • Floor edges that trap water and grime
  • Open gaps along the bottom of skirting boards
  • Grout used at the floor edge instead of sealant

If you look after a building such as Shenfield St. Mary's Church of England Primary School, floor and threshold joints in busy corridors wear quickly and are best resealed early.

What we cannot put right

To be straight with you, there are a few things sealant won’t fix:

  • Loose, hollow or cracked tiles, which need a tiler
  • Large cracks that need a surveyor
  • Water getting under the tiles from elsewhere

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly.

Shenfield: your questions answered

I let a flat near Shenfield station. Can you help?

Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before work begins.

Is Shenfield in your area for floor joint sealing?

Yes. We work across London and the South East, and Shenfield is part of that. Just phone 0345 464 0079 or send us an email with a few details of the job.

How much does floor joint sealing cost in Shenfield?

It depends on the job, so we quote each one individually. To get one, call 0345 464 0079 or email us with a short description of the job.

Will it make a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Should I try DIY first?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Can I add another job to the visit?

Yes. Just list everything you need and we’ll quote it together.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little.

What we do, step by step

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for most rooms, longer for large commercial floors. Parking around Shenfield is usually easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Before we arrive

  • Keep children and pets away from the work area
  • Let us know about earlier repairs to the joints
  • Clear the area around the work

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Avoid sloshing water against skirting
  • Get cracks along tile grout lines looked at early
  • Vacuum floor joints regularly to stop grit building up
  • Ask before painting over a sealed joint

Lift furniture rather than sliding it over sealed joints. Sharp edges can cut the sealant before it has fully cured.

A tiled floor that cracks along a line will keep cracking until it can move. A flexible joint added early helps protect the tiles themselves.

Joints and finishes in Shenfield homes

Floors around Essex run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal.

Community buildings like Church of St Mary the Virgin are part of the picture too: floor and skirting joints in halls and kitchens wear like any others. Letting a property close to Shenfield station? Then a tidy floor and skirting joint helps a rental look ready for the next tenant.
