Floor joint sealing in Scarinish

Gaps along the bottom of skirting are common in new and older homes alike. Caulk tends to crack there, so we use a flexible sealant that moves with the floor. If you are dealing with grout used at the floor edge instead of sealant and concrete floor joints that have broken down, we can help, on tiled floors, wet room & bathroom floors and skirting boards alike.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

Whatever the size of the job, it’s backed by our 12-month guarantee in Scarinish and across Argyll and Bute.

What floor joint sealing looks like in Scarinish

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Across Argyll and Bute, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.

For buildings such as Kirkapol Parish Church, floor and skirting joints in halls and kitchens wear like any others.

Scarinish is in Argyll and Bute. We carry out floor joint sealing for homes and businesses in Scarinish and nearby, as part of our work across Argyll and Bute. Our area takes in 118 places across Argyll and Bute.

Signs you need floor joint sealing in Scarinish

Floors and walls move a little with the seasons. In winter, with the heating on, timber dries and gaps open.

Any of these means the joints need attention:

  • Grout cracking in a straight line across a floor
  • Open joints that fill with dirt
  • Gaps opening between the floor and skirting
  • Caulk that has cracked where the floor moves

Around Scarinish, as everywhere, floor joint sealing is only as good as the preparation behind it.

What your quote should include

  • Which sealant they’ll use, and why
  • How the surfaces are prepared before sealing
  • Whether all the old sealant comes out first
  • What happens if they find a problem under the old sealant

Questions from Scarinish

Is Scarinish within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is floor joint sealing in Scarinish guaranteed?

All our work, in Scarinish and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Where do you work from?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

What causes gaps between the floor and skirting?

Generally it’s movement: timber drying in winter, floors settling, or caulk that cannot stretch. A flexible sealant stays closed as the floor moves.

How long before the joint can take traffic?

It depends on the product and the conditions. Before we leave, we tell you when it can be walked on, mopped and driven over so you can plan.

Can grout be replaced with sealant on a tiled floor?

Often, yes. Where a floor needs one, we rake out grout along the right line and replace it with flexible sealant. Loose or cracked tiles need a tiler first.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Honest limits

We will not take on work that will not last, so here’s what sealant can’t put right:

  • Movement too big for a sealant joint
  • A tiled floor that needs relaying
  • Subfloor problems that need a flooring contractor

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

What we do, step by step

All our tools and materials come with us in the van. Once we have agreed what’s being done, we protect the area and start. Most jobs take a morning or an afternoon for most homes. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, the floor type, the gap and the traffic are checked.
  2. We remove what’s in the joint now.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. The joint is tooled neatly and the cure time explained.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us if parking is tricky
  • Let us know about stairs, lifts or work at height

Advice

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Use furniture pads near skirting
  • Avoid caulk in bathrooms and kitchens
  • Sweep along the edges of the floor
  • Ask before painting over a sealed joint

Avoid flooding the floor when you clean. Keeping the edges drier helps the sealant last longer.

Concrete joints damaged by traffic get worse quickly. Sealing them early protects the edges and the floor safer.

How we quote for floor joint sealing

Every job gets its own quote. This is what makes a difference:

  • Working hours on commercial sites
  • How easy the joints are to reach
  • The size of the job
  • How much old sealant there is and how hard it is to remove

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Asking for a quote

To make quoting easier, please include:

  • Photos by email, if that’s easy
  • Whether it has been sealed before
  • The rough size of the job
  • What’s wrong with the joints now

Every job is quoted individually, so start by telling us what you need. Just drop us a line at info@mrmastic.co.uk with the details, and photos are welcome.

What happens if it’s left?

Left open, concrete joints break down under traffic. A sealed joint supports the edges. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
