Trusted floor joint sealing in Newlandsmuir

Leave it or put it right?

An open concrete floor joint gets wider every time something heavy crosses it. A sealed joint supports the edges before they need a bigger repair. In a place like Newlandsmuir, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

What you get with us

Floor joint sealing for homes and businesses in Newlandsmuir

The gap under a skirting board often opens as floors and walls move with the seasons. Caulk tends to crack there, so we close it with a flexible sealant instead. If you’re dealing with open gaps along the bottom of skirting boards and cracked caulk along skirting in bathrooms and kitchens, we can help, whatever the surface.

Work in a place like Newlandsmuir is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

How the visit works

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours, depending on the length of joint. Outdoor work around Newlandsmuir depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. We take out any old caulk, sealant or grout along the line.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

How the job changes by surface

Tiled floors

The edge of a tiled floor, where it meets the wall or skirting, should be a flexible joint. We rake out any grout there and reseal.

Thresholds

Two different floors meeting at a threshold move differently. A flexible sealant bridges them.

Honest limits

To be straight with you, there are a few things sealant won’t fix:

  • Tiles that have lifted or broken
  • Cracked or broken concrete slabs
  • Failed waterproofing under a wet room floor

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Thresholds
  • Commercial floors
  • Skirting boards
  • Wet room & bathroom floors
  • Tiled floors
  • Concrete floor joints

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Common questions in Newlandsmuir

Is Newlandsmuir in your area for floor joint sealing?

Yes. We work across all of Scotland, and Newlandsmuir is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Do you cover smaller places like Newlandsmuir?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

I’m a tenant. Can you help?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Why has a gap opened under my skirting?

It’s normally the floor moving: heating drying the timber, or a filler that’s too rigid. A flexible sealant stays closed as the floor moves.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Does someone need to be in?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

How soon can the floor be mopped?

It depends on the product and the conditions. Before we leave, we tell you when it can be walked on, mopped and driven over so there’s no guesswork.

Common problems we fix in Newlandsmuir

Timber floors and skirting shrink and swell through the year. In winter, with the heating on, timber dries and gaps open.

People normally contact us after spotting something like this:

  • Open gaps along the bottom of skirting boards
  • Cracked caulk along skirting in bathrooms and kitchens
  • Grout used at the floor edge instead of sealant
  • Chipped and open joints in warehouse floors

Letting a property close to Hairmyres station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty.

What to look for in a quote

  • Which colour the sealant will be
  • Whether they’re fully insured
  • How much experience the applicator has
  • When the joint can take water or movement

Our hiring checklist

Looking after it afterwards

To keep the joints looking good and working properly:

  • Sweep along the edges of the floor
  • Walk round the room once a year and look at the edges
  • Cone off fresh joints until they’re ready
  • Ask before painting over a sealed joint

Keep heavy furniture from dragging across the joints. Dragging can tear the bead.

Small gaps are quick to seal. Ignored, they fill with dirt and open further and are harder to clean out.

Floor joint sealing around Newlandsmuir

Floors around South Lanarkshire run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

Managing a site like Duncanrig Secondary School? Then floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.
