Floor joint sealing in Lower Slackstead

Floor joint sealing for homes and businesses in Lower Slackstead

Where skirting is painted, we can use a flexible sealant that takes paint. For bathrooms and kitchens, silicone is normally the better choice, which is not made to be painted. We work on tiled floors, concrete floor joints and wet room & bathroom floors, and common reasons people get in touch are grout used at the floor edge instead of sealant and open joints that fill with dirt.

For a small place like Lower Slackstead, the journey and access are planned in advance, and once on site, the job is the same as anywhere.

How the visit works

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a morning or an afternoon for most homes. Somewhere as small as Lower Slackstead, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. The joint is tooled neatly and the cure time explained.

Advice

New homes and floors in Lower Slackstead

Across Hampshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal.

If you look after a church, hall or community building such as Church of All Saints, joints in its floors, skirtings and thresholds need resealing as they wear.

Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear price.

Is Lower Slackstead within the area you cover?

What should I tell you?

Only a few details: where it is, what you’ve noticed and how we reach it. Then ring 0345 464 0079 or email us.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.

Why does the gap under my skirting keep coming back?

Floors and walls move a little with the seasons, and new floors settle. We close it with a flexible sealant that moves with the floor.

Can sealant along the skirting be painted?

It depends on the sealant, so let us know first. We use a paintable flexible sealant on joints you plan to paint and wet areas get silicone.

Where is Mr Mastic based?

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.

When it isn’t the sealant

We will always be straight with you, so here’s what new sealant won’t do:

  • Water getting under the tiles from elsewhere
  • Bouncy or failing floorboards
  • Loose, hollow or cracked tiles, which need a tiler

If you are not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer.

Joints and surfaces we work on

  • Thresholds
  • Wet room & bathroom floors
  • Commercial floors
  • Skirting boards
  • Concrete floor joints
  • Tiled floors

Surface by surface

Skirting boards

Skirting-to-floor joints are a regular job for us. The old caulk is removed first so the new sealant bonds.

Commercial floors

Commercial washrooms and kitchens have floor joints that get wet constantly. We reseal them with a sealant suited to wet areas.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Do not slide heavy items over sealed joints
  • Walk round the room once a year and look at the edges
  • Get cracks along tile grout lines looked at early
  • Avoid caulk in bathrooms and kitchens

In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Cone off the area if needed while it cures.

A tiled floor that cracks along a line will keep cracking until it can move. A flexible joint added early helps protect the tiles themselves.

What we are called out for in Lower Slackstead

Some floors were never given a perimeter gap or movement joint. As it expands, the edges lift or crack.

If you can see any of these, it’s time to have the joints looked at:

  • Grout cracking in a straight line across a floor
  • Skirting caulk that keeps splitting
  • Concrete floor joints that have broken down
  • Skirting that has pulled away from the floor

If you let a flat or house near Romsey station, gaps at skirtings and thresholds are worth sealing between tenancies.

What your quote should include

  • How long to leave it before use
  • How long the guarantee is
  • Whether all the old sealant comes out first
  • How much experience the applicator has

Our hiring checklist

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
