Floor joint sealing in Ladywell

What floor joint sealing looks like in Ladywell

Across West Lothian, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

If you let a flat or house near Livingston North station, open skirting and floor joints collect dirt and water, so seal them while the property is empty. For buildings such as St Andrew's Church, joints in its floors, skirtings and thresholds need resealing as they wear. Schools such as Inveralmond Community High School are buildings too, and entrance and corridor floor joints take a lot of traffic.

Floor joint sealing in Ladywell

Where skirting is painted, we can use a flexible sealant that takes paint. In wet areas we’d normally use silicone. We work on concrete floor joints, commercial floors and wet room & bathroom floors, and people most often call us about cracked caulk along skirting in bathrooms and kitchens and concrete floor joints that have broken down.

Work in a place like Ladywell is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

Every job is covered by our one-year guarantee.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

What happens on the day

The work is kept neat and contained to the area we are working on. The job normally takes a few hours, depending on the length of joint. Somewhere like Ladywell may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. Old material is removed from the joint.
  3. Edges are cleaned and dried.
  4. A flexible sealant suited to the floor is applied.
  5. We check the joints and explain the aftercare.

Before we arrive

  • Mention if the joints have been sealed before

Why deal with it now?

The right product depends on the floor and the traffic: flexible sealant for skirting and tiles, silicone in wet areas, and floor-joint products for concrete. Getting that choice wrong is a common reason joints fail. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.

Why Ladywell customers choose us

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Housing providers, facilities teams and property managers book us too in Ladywell and across West Lothian. Several sites can go on one quote, and we’re fully insured.

Ladywell questions

Is Ladywell within the area you cover?

Yes. Ladywell is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Livingston North station. Can you help?

Yes. We work for landlords and letting agents as well as householders. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do you use a paintable sealant?

For painted skirting, we use a flexible product that can be painted. Silicone won’t take paint, so we use it where the joint stays unpainted.

Is it OK to seal over old sealant?

No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Can you seal where the floor meets the bath panel?

Yes. The old joint comes out and a flexible silicone replaces it.

Will the old sealant be removed?

Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Why not just use caulk?

Only on dry joints that don’t move. It splits once the floor shifts. A flexible sealant is the better choice.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

How to look after the new joints

To keep the joints looking good and working properly:

  • Mark off resealed joints in warehouses
  • Avoid caulk in bathrooms and kitchens
  • Get cracks along tile grout lines looked at early
  • Avoid sloshing water against skirting

Mop with a well-wrung mop rather than flooding the floor. Less water at the edges helps the joints last.

A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.

Surface by surface

Tiled floors

Large or heated tiled floors need room to move. We replace grout with flexible sealant along the right lines coloured to suit.

Wet room and bathroom floors

Mop water gets into any open joint at the edge of a bathroom floor. A neat silicone joint keeps it out.

What affects the cost of floor joint sealing

Call for a quick quote. The main things that affect it are:

  • The type of sealant required
  • The old material and how stubborn it is
  • How many rooms, windows or areas are involved
  • The number and length of the joints

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Helping us quote

There’s no need for technical detail. Just tell us:

  • A few photos by email, if you can
  • What the problem is, such as mould, gaps, leaks or cracking
  • The rough size of the job
  • Access, such as stairs, a lift or height

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you’re ready, send an email to info@mrmastic.co.uk.
