Floor joint sealing for homes and businesses in Harvel
In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. A flexible silicone seal keeps it out and stops dirt collecting. We work on tiled floors, skirting boards and wet room & bathroom floors, and common reasons people get in touch are tiled floors with no room to move and gaps opening between the floor and skirting.
For a small place like Harvel, the journey and access are planned in advance, and once on site, the job is the same as anywhere.
You’re covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

How it works
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for most rooms, longer for large commercial floors. For a village or hamlet like Harvel, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We start by checking the floor, the joint and what traffic it takes.
- We remove what’s in the joint now.
- The joint is vacuumed clean and backing fitted where needed.
- We apply the sealant in a colour that suits the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
Before we arrive
- Clear items away from the joints we’re working on
- Tell us if parking is tricky
- For business premises, tell us about site rules or sign-in
Getting a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

Floor joint sealing in Harvel: local notes
Across Kent, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.
For site and facilities teams at buildings such as Culverstone Green Primary School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. If you look after a church, hall or community building such as Church of Our Lady of the Meadow, joints in its floors, skirtings and thresholds need resealing as they wear.

Common problems we fix in Harvel
Some floors were never given a perimeter gap or movement joint. As it expands, the edges lift or crack and joints fail.
If you can see any of these, it’s time to have the joints looked at:
- Worn sealant at door thresholds
- Perimeter joints in tiled floors filled with grout
- Cracked caulk along skirting in bathrooms and kitchens
- Cracked grout where a tiled floor needs a movement joint
Rented homes near Sole Street station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant.

Is Harvel within the area you cover?
Yes, Harvel is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
I’m a tenant. Can you help?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
Where is Mr Mastic based?
Mr Mastic is based in Crawley. Our applicators cover Harvel.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
What does floor joint sealing cost?
We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.
Is there a guarantee?
Yes. Every job comes with our one-year guarantee.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
What sealant work cannot fix
We’ll always be straight with you, so here’s what sealant cannot fix:
- Cracked or broken concrete slabs
- Loose, hollow or cracked tiles, which need a tiler
- Large cracks that need a surveyor
Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.
Surfaces we seal
- Commercial floors
- Concrete floor joints
- Thresholds
- Tiled floors
- Wet room & bathroom floors
- Skirting boards
Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
How to look after the new joints
A little care helps the new joints last. We recommend:
- Look at floor joints each spring
- Have a cracking tiled floor checked before tiles break
- Avoid sloshing water against skirting
- Vacuum floor joints regularly to stop grit building up
Check the joints after the first winter. If anything has opened, it’s easy to reseal early on.
Concrete joints damaged by traffic get worse quickly. Sealing them early protects the edges and the surface smoother.
Why it’s worth doing now in Harvel
Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. It’s a quick job to seal them now. Where a wall is exposed, as many are in small places like Harvel, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.
Why us?
- Experience in homes, commercial sites and hotels
- Fully insured
- Colour agreed with you before work begins
