Trusted floor joint sealing in Garmond

Floor joint sealing for homes and businesses in Garmond

Wet-area floor joints keep water out of the gap behind skirting and plinths. We seal them with a flexible, water-resistant sealant. We work on concrete floor joints, skirting boards and thresholds, and common reasons people get in touch are cracked grout where a tiled floor needs a movement joint and failed joint filler in concrete floors.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

You get a 12-month guarantee, the same in Garmond as everywhere else we work.

What we do, step by step

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours, depending on the length of joint. For a place like Garmond, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. We remove what’s in the joint now.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Before we arrive

  • Mention if the joints have been sealed before
  • Tell us if parking is tricky
  • Clear the area around the work

Advice

What we are called out for in Garmond

Some floors were never given a perimeter gap or movement joint. It pushes against the walls and skirting as it expands, and the sealant or grout breaks.

The problems people usually mention when they call include:

  • Caulk that has cracked where the floor moves
  • Concrete floor joints that have broken down
  • Rigid edge joints in tiled floors
  • Grout cracking in a straight line across a floor

Community buildings like Monquhitter Parish Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

Our hiring checklist

Looking after it afterwards

Looking after new joints is easy:

  • Use furniture pads near skirting
  • Keep dirt out of the joints
  • Mark off resealed joints in warehouses
  • Keep floor cleaning water to a minimum at the edges

Keep off the joint for the time we give you. Light foot traffic is usually fine sooner than wet cleaning or wheels, and we will tell you both.

Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. A sound seal stops that happening.

What the job involves on each surface

Thresholds

Thresholds between rooms meet two floors and often a door frame. We seal them with a flexible sealant that suits both sides.

Concrete floor joints

Old filler, dust and debris are cleaned out of the joint, vacuuming them clean. Backing goes in where the depth needs controlling.

Common questions in Garmond

Is floor joint sealing in Garmond guaranteed?

All our work, in Garmond and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Do you cover smaller places like Garmond?

Yes, Garmond is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can tenants book the work?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

What do you need from me for a quote?

Just the basics: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.

How long will you be here?

As a guide, most jobs take a few hours, depending on the length of joint. Larger jobs naturally take longer, and we’ll say how long yours will take.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we’re using.

Do you offer different sealant colours?

We will suggest a colour to suit the surroundings. The choice depends on the product the joint needs.

When something else is needed

We won’t take on work that won’t last, so these are the limits:

  • Concrete repairs beyond the joint
  • A tiled floor that needs relaying
  • Floors that are uneven or need levelling

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Tiled floors
  • Skirting boards
  • Thresholds
  • Commercial floors
  • Concrete floor joints
  • Wet room & bathroom floors

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Floor joint sealing in Garmond: local notes

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Across Aberdeenshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

Why it’s worth doing now in Garmond

Left open, concrete joints break down under traffic. Resealing it early protects the edges and keeps the damage down. In a place like Garmond, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before we start.
