Sealing skirting-to-floor joints, tiled floor movement joints and concrete floor joints in Fordyce, with a one-year guarantee on every job. Call for a quick quote.
- Skirting that has pulled away from the floor
- Caulk that has cracked where the floor moves
- Grout used at the floor edge instead of sealant
Floor joint sealing in Fordyce
A threshold joint has to cope with feet, movement and sometimes water. We seal them with a flexible sealant suited to the floor finishes either side so the joint stays neat. We are often asked to deal with gaps opening between the floor and skirting and perimeter joints in tiled floors filled with grout, across thresholds, wet room & bathroom floors and concrete floor joints.
Work in a place like Fordyce is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
You’re covered for a year from the day we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

Should I try it myself first?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Different surfaces, different methods
Thresholds
Where a tiled floor meets timber or carpet, the joint takes movement from both sides. A flexible sealant bridges them.
Skirting boards
Skirting gaps are one of the most common floor joints we seal. We take out any cracked caulk before sealing so the new sealant bonds.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Get cracks along tile grout lines looked at early
- Check skirting joints after the heating season
- Sweep along the edges of the floor
- Check the sealant is paintable before decorating
Avoid flooding the floor when you clean. Less water at the edges helps the joints last.
Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact.
Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Loose, hollow or cracked tiles, which need a tiler
- Movement too big for a sealant joint
- Damaged concrete that needs breaking out and repairing
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

What we do, step by step
You do not need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes a few hours, depending on the length of joint for a typical job. Outside jobs in Fordyce need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- We tool the joint neatly and tell you when it can be walked on and cleaned.
Before we arrive
- Try not to wet indoor joints just before the visit
- Mention any leaks or damp you’ve noticed
- Let us know about earlier repairs to the joints

What floor joint sealing looks like in Fordyce
Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Floors around Aberdeenshire run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.
In and around Fordyce, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint. If you look after a building such as Fordyce Academy, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

Fordyce: your questions answered
Can you do floor joint sealing in Fordyce?
Yes, Fordyce is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.
What guarantee comes with floor joint sealing in Fordyce?
All our work, in Fordyce and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Do you seal kitchen plinths to the floor?
Yes. Floor edges in bathrooms and kitchens get wet at every clean, so we seal them with silicone suited to wet areas.
What sealant do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Is caulk good enough for skirting?
Because caulk cracks where there’s movement or water. Floor edges move through the year, so we use a flexible sealant that stretches.
Do you seal warehouse floor joints?
Yes, from warehouses and units to offices and shops. We can plan around your opening times.
Will you leave a mess?
We keep the work tidy. We protect what’s around the joints.
How long does the job take?
That depends on the amount of work, but most jobs take a morning or an afternoon for most homes. We will tell you when we quote.
