Erbusaig Floor Joint Sealing
Problem with your floor joints in Erbusaig? We cut out the old, prepare the joints and apply the right sealant.
- Worn sealant at door thresholds
- Dirt and water collecting in open floor joints
- Cracked grout where a tiled floor needs a movement joint
Floor joint sealing in Erbusaig, done properly
Large tiled floors, and those over underfloor heating, often need movement joints. We can turn a line of grout into a movement joint by replacing it with flexible sealant coloured to suit the grout. We’re often asked to deal with gaps between floors and kitchen plinths and grout cracking in a straight line across a floor, across concrete floor joints, thresholds and wet room & bathroom floors.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
Our work is backed for twelve months.

What the job involves on each surface
Wet room and bathroom floors
Bathroom floor edges get wet at every clean. A flexible seal stops water running into the gap.
Skirting boards
Skirting gaps are one of the most common floor joints we seal. The old caulk is removed first.
Questions from Erbusaig
I let a flat near Duirinish station. Can you help?
Yes. We work for landlords and agents as well as homeowners, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.
Is Erbusaig within the area you cover?
Yes, Erbusaig is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Why does the gap under my skirting keep coming back?
Normally it’s movement: timber drying in winter, floors settling, or caulk that can’t stretch. A flexible bead keeps up with the movement.
Why not just use caulk?
Caulk works on still, dry joints, but it cracks where there’s movement or water. We use a flexible sealant for most skirting and floor joints.
Do you take out the old sealant first?
Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.
What do you put in the joint?
Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we’re using and why.
Do I need to be at home?
We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.
Can you do several jobs on one visit?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What floor joint sealing looks like in Erbusaig
Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Floors around Highland run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.
For landlords with property near Duirinish station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

How it works
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. It normally takes a morning or an afternoon for most homes. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- We take out any old caulk, sealant or grout along the line.
- The joint is vacuumed clean, with backing fitted wherever depth matters.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
How to prepare
- Let us know about earlier repairs to the joints
- Clear items away from the joints we are working on
- Tell us if parking is tricky

Honest limits
We won’t take on work that won’t last, so here’s what sealant cannot put right:
- Damaged concrete that needs breaking out and repairing
- A tiled floor that needs relaying
- Floors that are uneven or need levelling
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

When to call us in Erbusaig
An open floor joint fills with dirt and water. In kitchens and bathrooms, mop water gets into the gap and can reach the subfloor.
It’s worth asking for a quote if you see:
- Gaps between floors and kitchen plinths
- Caulk that has cracked where the floor moves
- Grout used at the floor edge instead of sealant
- Open gaps along the bottom of skirting boards
For site and facilities teams at buildings such as Lochalsh School, floor and threshold joints in busy corridors wear quickly and are best resealed early.
Questions to ask before you book
- Whether they’re fully insured
- Whether you can choose the colour
- Whether they seal over old material or remove it
- What the quote includes, VAT included or not
Leave it or put it right?
Putting new grout into a crack that keeps reappearing doesn’t last. The movement is still there, so the grout fails again. Replacing that line with flexible sealant gives it somewhere to go. Around Erbusaig, water from a failed joint in an older stone home can soak into timber and plaster.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.
