Floor joint sealing for Dane Hill homes and businesses

How we handle floor joint sealing in Dane Hill

Concrete floors in warehouses and units have joints that take heavy wear. We reseal them with a product chosen for the movement and the traffic. If you have concrete floor joints that have broken down and skirting that has pulled away from the floor, we can put it right, on concrete floor joints, tiled floors and skirting boards alike.

In a village or hamlet like Dane Hill, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

Our work is backed for twelve months.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we’re fully insured for the work.

Different surfaces, different methods

Skirting boards

On painted skirting, we can use a flexible sealant that takes paint. In wet rooms and kitchens, silicone is normally better.

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. That line is converted to a flexible joint where it suits the floor.

Leave it or put it right?

Floor joints left open collect dirt that is hard to clean out and makes the floor look worn. A neat sealed joint is easier to clean and look tidier. Where a wall is exposed, as many are in small places like Dane Hill, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Why us?

  • Experience in homes, commercial sites and hotels
  • We leave the area clean and tidy
  • A sealant colour to suit the surroundings
  • White, clear, grey or another colour, product permitting

Joints and finishes in Dane Hill homes

Across Oxfordshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal.

Letting a property close to Heyford station? Then a tidy floor and skirting joint helps a rental look ready for the next tenant. Community buildings like Church of St Mary are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

How it works

We bring everything the job needs with us. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a morning or an afternoon for most homes. Somewhere like Dane Hill needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

How to prepare

  • Let us know about stairs, lifts or work at height
  • Mention any leaks or damp you’ve noticed
  • Try not to wet indoor joints just before the visit

Advice

How we quote for floor joint sealing

Your quote is based on your job. We look at:

  • Whether old sealant or filler has to be cut out
  • How many areas need sealing
  • The size of the job
  • Whether there’s mould to deal with

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will go through it with you.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • Roughly how big the job is
  • Any previous sealing or DIY work
  • Where the property is
  • Photos by email, if that’s easy

Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we will come back to you with a quote.

Common questions in Dane Hill

Do you cover smaller places like Dane Hill?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is Dane Hill in your area for floor joint sealing?

Yes, Dane Hill is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or send us an email and tell us what needs doing, and we’ll give you a clear price.

Will there be a smell?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Do you offer different sealant colours?

We help you choose a colour that suits, from white and clear to greys and other shades. The choice depends on the product the joint needs.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Can tenants book the work?

Of course. Check with your landlord; we can send the quote to them too.

Where is Mr Mastic based?

Our base is Crawley. Our area covers South East England, London and Scotland.

Do you seal kitchen plinths to the floor?

Yes. We cut out any old sealant or caulk and reseal with flexible silicone, colour-matched where it shows.

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Ask before painting over a sealed joint
  • Get cracks along tile grout lines looked at early
  • Check skirting joints after the heating season
  • Keep caulk for dry, still joints only

Have a look at the joints once the heating season is over. If anything has opened, it’s easy to reseal early on.

A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
