Floor joint sealing near Cowley

Floor joint sealing in Cowley

Large tiled floors, and those over underfloor heating, often need movement joints. Where one is needed, we rake out the grout along the right line and replace it with flexible sealant in a matching colour. If you have grout used at the floor edge instead of sealant and floor edges that trap water and grime, we can help, on tiled floors, wet room & bathroom floors and concrete floor joints alike.

In and around Cowley, floors range from older timber boards to tiles and newer finishes, each moving in its own way. Skirting and threshold joints need a sealant that suits the floor.

A one-year guarantee comes with the work, just as it does everywhere we cover.

How the visit works

Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. Most jobs take a morning or an afternoon for most homes. A visit to Cowley is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

What affects the cost of floor joint sealing

The price is agreed before any work begins. It’s based on:

  • Whether the work is at height
  • Which sealant suits the joint
  • How many rooms, windows or areas are involved
  • Mould in or behind the old joints

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

When you contact us, these details help:

  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints
  • Any previous sealing or DIY work
  • The rough size of the job

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

Cowley questions

Can you help a landlord with a rental near Oxford station?

Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. You can ring 0345 464 0079 or email us with the details for a clear quote.

Do you cover smaller places like Cowley?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

What information do you need?

A short description and the location, with photos by email if possible. We’ll ask anything else we need to know.

Can you match the sealant colour?

We help you choose a colour that suits. The choice depends on the product the joint needs.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Can you add a movement joint to a tiled floor?

Generally, yes. A crack along a grout line often means the floor needs room to move. We replace that grout with a flexible joint.

Do you seal kitchen plinths to the floor?

Yes. These joints get wet every time the floor is cleaned, so a flexible silicone is the right choice.

Do you have insurance?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

New homes and floors in Cowley

Floors around Oxfordshire run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal.

Community buildings like Church of St Luke are part of the picture too: floor and skirting joints in halls and kitchens wear like any others. Rented homes near Oxford station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant. For site and facilities teams at buildings such as Our Lady's Roman Catholic Primary School, entrance and corridor floor joints take a lot of traffic.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Use a well-wrung mop rather than flooding the floor
  • Do not fill floor joints with caulk where they move or get wet
  • Lift furniture rather than dragging it across joints
  • Keep dirt out of the joints

Lift furniture rather than sliding it over sealed joints. Dragging can tear the bead especially in the first few days.

Open skirting gaps let in draughts, dust and sometimes insects. Sealing it keeps the room tidier and the edges sound.

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Subfloor problems that need a flooring contractor
  • Concrete repairs beyond the joint
  • Loose, hollow or cracked tiles, which need a tiler

If you are not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer.

What we seal

Surface by surface

Concrete floor joints

Hard wheels break down the edges of open joints. A sealed joint protects the edges and keeps dirt out.

Wet room and bathroom floors

In a wet room, the floor-to-wall joint is a key line of defence. It’s resealed with a sanitary silicone, and we will tell you if the leak seems to come from elsewhere.

Leave it or put it right?

Putting new grout into a crack that keeps reappearing doesn’t last. If the floor needs to move there, the grout will crack again. A flexible movement joint is the fix. Around Cowley, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or send us an email and we will talk you through it.

What you get with us

  • ARBOMaster approved applicator
  • Colour agreed with you before any work starts
  • We never seal over old sealant
  • White, clear, grey or coloured to suit, where the product allows

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
