FAQs for Birch

Will you come out to Birch?

Yes. Birch is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you cover Birch for floor joint sealing?

Yes. Our work covers London and the South East, and Birch is part of that. You can ring 0345 464 0079 or email us and let us know what needs doing, and we’ll give you a clear quote.

Is there a guarantee?

Yes. All our work carries a 12-month guarantee.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

How long will you be here?

That depends on the amount of work, but as a guide it takes a morning or an afternoon for most homes. We’ll tell you when we quote.

Can new sealant go over the old?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Can you match the sealant colour?

In most cases you can choose. We’ll tell you which colours the right product comes in and agree one before work begins.

How we handle floor joint sealing in Birch

Painted skirting can be sealed with a flexible product that can be painted over. In wet areas we’d normally use silicone, which isn’t made to be painted. If you have failed seals where bathroom floors meet baths and panels and open joints that fill with dirt, we can put it right, on thresholds, commercial floors and skirting boards alike.

In a village or hamlet like Birch, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

We work for letting agents and landlords as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

What affects the quote in Birch

Jobs vary more than people expect. What affects the quote:

  • How many rooms, windows or areas are involved
  • How much old sealant there is and how hard it is to remove
  • The type of sealant required
  • Working hours on commercial sites

The cost reflects the work involved, not guesswork. That is why we ask about the job first and give you a clear price before we start.

Asking for a quote

You don’t need to know the technical terms. Just tell us:

  • The address or postcode of the job
  • Roughly how big the job is
  • The type of property
  • What’s wrong with the joints now

We quote each job on its own. Just call 0345 464 0079 or drop us an email with the details and send photos if you have them.

New homes and floors in Birch

Across Essex, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

For landlords with property near Marks Tey station, a tidy floor and skirting joint helps a rental look ready for the next tenant. For site and facilities teams at buildings such as Birch Church of England Voluntary Aided Primary School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. If you look after a church, hall or community building such as Church of St Peter and St Paul, joints in its floors, skirtings and thresholds need resealing as they wear.

How the visit works

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours, depending on the length of joint. In a small place like Birch, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Advice

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Check skirting joints after the heating season
  • Vacuum floor joints regularly to stop grit building up
  • Avoid caulk in bathrooms and kitchens
  • Lift furniture rather than dragging it across joints

Avoid flooding the floor when you clean. Less water at the edges helps the joints last.

Open skirting gaps let in draughts, dust and sometimes insects. Sealing it keeps the room tidier and stops it getting worse.

Leave it or put it right?

Open joints along wet floors let water into the subfloor and behind skirting. Sealing them now keeps the problem at the surface. Around Birch, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.

What the job involves on each surface

Wet room and bathroom floors

Mop water gets into any open joint at the edge of a bathroom floor. A neat silicone joint keeps it out.

Thresholds

Two different floors meeting at a threshold move differently. We bridge them with a flexible bead.
