Aftercare tips

So the new joints stay in good condition:

  • Walk round the room once a year and look at the edges
  • Check the sealant is paintable before decorating
  • Keep heavy wheels off new concrete joints until cured
  • Have a cracking tiled floor checked before tiles break

Mop with a well-wrung mop rather than flooding the floor. Less water at the edges helps the joints last.

Open skirting gaps let in draughts, dust and sometimes insects. Sealing it keeps the room tidier and the edges sound.

Floor joint sealing in Battramsley, done properly

Thresholds are where two floors, or a floor and a door, meet. We seal them with a flexible sealant suited to the floor finishes either side so the joint stays neat. Common call-outs are for perimeter joints in tiled floors filled with grout and skirting caulk that keeps splitting, across tiled floors, wet room & bathroom floors and commercial floors.

In a village or hamlet like Battramsley, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Each still needs its sealant and floor joints finished properly.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Common problems we fix in Battramsley

Wheels crossing an unfilled concrete joint chip its edges. Pallet trucks and trolleys knock the edges away until the joint widens.

Most people get in touch when they notice something like this:

  • Threshold joints that have opened or worn
  • Gaps opening between the floor and skirting
  • Dirt and water collecting in open floor joints
  • Grout cracking in a straight line across a floor

If you look after a building such as William Gilpin Church of England Primary School, floor and threshold joints in busy corridors wear quickly and are best resealed early.

Your questions about floor joint sealing in Battramsley

Do you cover smaller places like Battramsley?

Yes, Battramsley is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for landlords with property near Sway station?

Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. You can call 0345 464 0079 or send us an email with the details for a clear quote.

Why does the gap under my skirting keep coming back?

Floors shrink and settle, especially in the first year or two and through the heating season pulls the skirting and floor apart. Rigid fillers split, so we use a flexible sealant.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

Are you fully insured?

Yes. Mr Mastic is fully insured.

Is caulk good enough for skirting?

Not where the floor moves or gets wet. It splits once the floor shifts. A flexible sealant is the better choice.

Can you add a movement joint to a tiled floor?

Often, yes, at the edges and along suitable lines. We remove the grout and seal the line with flexible sealant, giving the floor room to move.

How long does floor joint sealing take?

As a guide, most jobs take a few hours for most rooms, longer for large commercial floors. Bigger jobs take longer, and we will tell you how long to expect.

How the job changes by surface

Wet room and bathroom floors

Floor joints in bathrooms take water every day. We seal them with anti-fungal sanitary silicone to keep water out of the edges.

Tiled floors

When grout cracks along a straight line, the floor is telling you it needs to move. We rake out that line and seal it if it’s in the right place.

Why deal with it now?

Not every floor joint takes the same sealant: flexible sealant for skirting and tiles, silicone in wet areas, and floor-joint products for concrete. Using the wrong one is why many floor joints fail. Older cottages and farmhouses around Battramsley can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or send us an email.

What we do, step by step

We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. The job usually takes a few hours for most rooms, longer for large commercial floors, and we explain the cure time before we leave. In a small place like Battramsley, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. The room is cleared along the joints so we can reach them.
  2. Old material is removed from the joint.
  3. Edges are cleaned and dried.
  4. A flexible sealant suited to the floor is applied and smooth it.
  5. Finally, we check the work and talk you through aftercare.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we are working on

Floor joint sealing around Battramsley

Floors around Hampshire run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.

What we cannot put right

To be straight with you, some problems need a different trade:

  • Structural movement or subsidence
  • Bouncy or failing floorboards
  • Failed waterproofing under a wet room floor

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
