Floor joint sealing in Baldock

Floor joint sealing in Baldock

Concrete floors in warehouses and units have joints that take heavy wear. Each is resealed with a floor-joint product suited to what runs over it. We work on concrete floor joints, wet room & bathroom floors and skirting boards, and people most often call us about open joints that fill with dirt and worn sealant at door thresholds.

In smaller places like Baldock, new homes tend to come as small developments or single plots. The sealant around baths, showers, frames and skirtings needs to be right from the start.

We stand behind the work with a one-year guarantee.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Don’t slide heavy items over sealed joints
  • Walk round the room once a year and look at the edges
  • Check the sealant is paintable before decorating
  • Mark off resealed joints in warehouses

Don’t paint over silicone. If you plan to paint, we will use a paintable product.

Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. Resealing early keeps it out.

What we do, step by step

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for most rooms, longer for large commercial floors. A visit to Baldock is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. We remove what’s in the joint now.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Preparing for the visit

  • Move anything stored near the joints
  • Let us know if you’ve seen damp or leaks
  • Keep children and pets away from the work area

Thresholds

Threshold joints get a lot of feet, so the sealant has to be tough as well as flexible and tool it flush.

Skirting boards

Skirting-to-floor joints are a regular job for us. We take out any cracked caulk before sealing.

New homes and floors in Baldock

Across Hertfordshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.

If you look after a building such as Hartsfield Junior Mixed and Infant School, entrance and corridor floor joints take a lot of traffic. For buildings such as Church of St. Mary the Virgin, joints in its floors, skirtings and thresholds need resealing as they wear.

Common problems we fix in Baldock

New floors settle once they’re in use. The edges pull away from the skirting and anything rigid cracks.

The problems people generally mention when they call are:

  • Tiled floors with no room to move
  • Open joints around bathroom floor edges
  • Perimeter joints in tiled floors filled with grout
  • Concrete floor joints that have broken down

Letting a property close to Baldock station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Damaged concrete that needs breaking out and repairing
  • Bouncy or failing floorboards
  • Water getting under the tiles from elsewhere

If you’re not sure, just ring 0345 464 0079 or email us and we will give you a straight answer before you book.

Why act early in Baldock

Regrouting a cracked line in a tiled floor rarely fixes it. If the floor needs to move there, the grout will crack again. A flexible movement joint is the fix. In an older home around Baldock, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, phone 0345 464 0079 or email us and we will give you an honest view and a quote.

Yes. Baldock is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Is there any odour?

Some sealants have a smell while they cure. Ventilation helps.

Can tenants book the work?

Yes. Ask your landlord first, and we can send them the quote if that helps.

How long before the joint can take traffic?

We will tell you before we leave. That depends on the product, and light foot traffic is usually fine before wet cleaning or wheels.

A typical job takes a few hours for most rooms, longer for large commercial floors, including preparation and clearing up. Your quote will say how long we expect yours to take.

Can you reseal concrete floor joints in an industrial unit?

Yes. We clean out the joints and reseal them with a product suited to the floor. Tell us what runs over the floor when you ask for a quote.
