Floor joint sealing in Bailey's Hard
Large tiled floors, and those over underfloor heating, often need movement joints. Where one is needed, we rake out the grout along the right line and replace it with flexible sealant coloured to suit the grout. We’re often asked to deal with dirt and water collecting in open floor joints and grout used at the floor edge instead of sealant, across concrete floor joints, thresholds and commercial floors.
Around Bailey's Hard, older homes often have timber floors that move through the year, so skirting and threshold joints need a flexible sealant rather than a rigid filler.
All of our work is guaranteed for twelve months, in Bailey's Hard and everywhere else we cover.

What the job involves on each surface
Tiled floors
A crack running along a grout line is often a sign of a missing movement joint. We rake out that line and seal it.
Skirting boards
If the skirting is painted, a paintable flexible sealant works well. Where water is involved, silicone is the better choice.
What we do, step by step
We bring everything the job needs with us, so you don’t need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. Most jobs take a morning or an afternoon for most homes. Somewhere as small as Bailey's Hard, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, the floor type, the gap and the traffic are checked.
- We remove what’s in the joint now.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- The joint is tooled neatly and the cure time explained.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Clear the area around the work
- Mention if the joints have been sealed before

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Your questions about floor joint sealing in Bailey's Hard
Do you cover smaller places like Bailey's Hard?
Yes, Bailey's Hard is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you help a landlord with a rental near Beaulieu Road station?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear price.
What information do you need?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply call 0345 464 0079 or send us an email.
Do you seal floor joints in bathrooms and kitchens?
Yes. Floor edges in bathrooms and kitchens get wet at every clean, so we seal them with silicone suited to wet areas.
Can you seal over the old sealant?
No, it will not last. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.
Can sealant along the skirting be painted?
If you tell us beforehand, yes. Joints that will be painted get a paintable product, and silicone elsewhere.
Do you take out the old sealant first?
Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.
When can I walk on the floor?
We’ll tell you before we leave. That depends on the product, and walking on it generally comes before mopping or wheeled traffic.
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Keep caulk for dry, still joints only
- Check the sealant is paintable before decorating
- Do not slide heavy items over sealed joints
- Mark off resealed joints in warehouses
Follow the cure time before walking on or cleaning the joint. Light foot traffic is generally fine sooner than wet cleaning or wheels so we’ll give you each time.
Once concrete joint edges start to break, wheels make it worse. Early resealing helps keep the joint intact.

What floor joint sealing looks like in Bailey's Hard
Across Hampshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.
For site and facilities teams at buildings such as Beaulieu Village Primary School, floor and threshold joints in busy corridors wear quickly and are best resealed early. For landlords with property near Beaulieu Road station, gaps at skirtings and thresholds are worth sealing between tenancies. For buildings such as Church of the Blessed Virgin and Child, joints in its floors, skirtings and thresholds need resealing as they wear.
