Workplaces and buildings in Woburn Sands
Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We work to the specification you’re given, installing the product to its tested details.
For buildings such as Church of Saint Michael, older buildings that have had new heating or wiring often have service gaps worth checking. For landlords with property near Woburn Sands station, any gap left by new services in shared walls should be closed with a fire-rated product. If you look after a building such as Swallowfield Lower School, service openings in fire-resisting walls need checking after any refurbishment.

What affects the cost of fire rated sealant
The quote reflects the job in front of us. We look at:
- The size of the job
- When we can work, for business premises
- How easy the joints are to reach
- The number of rooms or windows
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.
Asking for a quote
There’s no need for technical detail. Just tell us:
- The rough size of the job
- A few pictures by email, if you can
- What’s wrong with the joints now
- Where the property is
Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.
For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
For anyone letting property in or around Woburn Sands, jobs at different addresses can go on one quote. Send us the addresses and the work at each.
FAQs for Woburn Sands
Is Woburn Sands in your area for fire rated sealant?
Yes, Woburn Sands is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or send us an email with a few details of the job.
Do you cover smaller places like Woburn Sands?
Yes, Woburn Sands is covered. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Can I add another job to the visit?
Yes, we can. More than one area can be quoted together.
How much does fire rated sealant cost in Woburn Sands?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
How long does fire rated sealant take?
Most jobs take a few hours for a handful of gaps, and longer for a whole building, including the preparation. Your quote will say how long we expect yours to take.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Will the old sealant be removed?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Do you carry out fire risk assessments?
No. That is for a fire risk assessor, designer or building control. Our job is applying the sealant to their specification.
What happens on the day
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. It usually takes a few hours for a handful of gaps, and longer for a whole building. In a smaller place like Woburn Sands, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- Access to each area is agreed so the work can run in order.
- Old, damaged or unsuitable sealant is removed.
- Dust and loose debris are cleaned from each gap.
- We apply and tool the sealant to the product’s tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
Before we arrive
- Let us know about parking restrictions
- Where the joints are inside, avoid wetting them before we arrive
- Let us know if you’ve seen damp or leaks
How to get a quote
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you’re ready, phone 0345 464 0079 or send us an email.

Honest limits
New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:
- Issuing a fire rating or certificate for a building
- Fire risk assessments, which need a qualified assessor
- Large holes that need a different fire-stopping system
Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly.
Surfaces we seal
- Linear gaps
- Service penetrations
- Door frames
- Plasterboard & masonry
- Pipe & cable gaps
- Flats & HMOs
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Keeping the joints in good condition
To keep the joints looking good and working properly:
- Check whether a sealant can be painted before decorating over it
- Store the list of sealed gaps with your building paperwork
- Flag any open gap you spot round a pipe or cable
- Check risers, ceiling voids and cupboards during building checks
Let contractors know where fire stopping has been done, and make sure anything they disturb is resealed with a suitable product. A lot of damaged fire stopping comes from later work.
An open gap is not only a fire issue: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.
How the job changes by surface
Door frames
Frame gaps are usually hidden behind the architrave. We seal any open gap to the product’s tested details.
Plasterboard walls
We check that the board around the gap is sound. Loose material is removed so the sealant has a firm edge.
