What we do, step by step

We bring everything the job needs with us. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for a handful of gaps, and longer for a whole building. For a village or hamlet like Warborne, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the faces cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products for your files.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Let us know if you’ve seen damp or leaks
  • Keep children and pets away from the work area

Fire rated sealant around Warborne

If you run a hotel, guest house or holiday let in a coastal place like Warborne, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Warborne has hotels and guest accommodation in and around it. Hotel work can be planned room by room, with out-of-hours working where needed.

Schools such as Southlands School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment. Letting a property close to Lymington Town station? Then any gap left by new services in shared walls should be closed with a fire-rated product. For buildings such as Saint Nicholas Chapel, older buildings that have had new heating or wiring often have service gaps worth checking.

Warborne is about 1 mile north of Lymington, in Hampshire. From the centre of Warborne to the outskirts, we cover fire rated sealant for every kind of property, from flats and houses to offices and hotels. Warborne is one of 683 places in Hampshire where we work. You can also see our page for Southampton, about 12 miles away.

What the job involves on each surface

Plasterboard walls

Service holes in plasterboard are often rough and oversized. Gaps that are too big for sealant alone need a different detail and we will flag it.

Masonry and concrete

Preparation counts on brick, block and concrete. We brush and vacuum the gap and use backing where the detail needs it before applying the sealant.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

For anyone letting property in or around Warborne, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and photos by email help.

Honest limits

It helps to know what we can’t do:

  • Problems with the door itself rather than the gap around the frame
  • A wall that isn’t a fire-resisting element to begin with
  • Sign-off of the building, which sits with building control or your assessor

If in doubt, call 0345 464 0079 or drop us an email and we will say what we think.

FAQs for Warborne

Do you cover smaller places like Warborne?

Yes. Warborne is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Lymington Town station. Can you help?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.

Where do you work from?

Mr Mastic is based in Crawley. We cover Warborne and the rest of Hampshire, along with the rest of our area.

What does intumescent mean?

An intumescent material expands when it’s heated. Many fire-rated sealants work this way, but not all.

Do you have insurance?

Yes, we’re fully insured for every job we do.

Do you take on fire stopping in schools and offices?

Yes. We regularly work in flats, HMOs, schools and offices while they’re in use. Early starts or out-of-hours work can be arranged if that suits the building.

Can you do several jobs on one visit?

Yes. More than one area can go on one quote.

Will the old sealant be removed?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

How we quote for fire rated sealant

The quote reflects the job in front of us. We take into account:

  • Whether the work is at height
  • The type of sealant required
  • Working hours on commercial sites
  • Mould in or behind the old joints

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Whether it has been sealed before
  • Where the job is, and your postcode
  • Roughly how big the job is
  • The problem you’ve noticed

Asking for a quote is easy: let us know the job and the location and its rough size. Photos by email help us understand the job, and we’ll come back to you with a quote.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Photograph sealed gaps before they’re covered up
  • Plan fire stopping into any work that goes through walls or floors
  • Tell trades working in the building that fire seals must be put back
  • Check whether a sealant can be painted before decorating over it

Any fire seal that’s cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.

It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole and the list grows.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
