How we handle fire rated sealant in Upper Denford

Where services or frames pass through a fire-resisting wall or floor, the gap around them needs a fire-rated seal. Each gap is sealed to the product maker’s tested detail for its size and substrate. Typical jobs include open gaps behind door architraves and old fire sealant that has split or come away, across service penetrations, door frames and plasterboard & masonry.

For holiday lets, converted business premises or a community building near Upper Denford, the washrooms, kitchens and any fire-rated joints need the same care as a big site.

Big or small, it’s backed by our 12-month guarantee.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Leave it or put it right?

Doing it once, properly, beats doing it twice. If the details weren’t followed, the seal may need redoing once someone inspects it. Older cottages and farmhouses around Upper Denford can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Doing several joints on one visit normally makes better use of the time than several visits. You’ll get one clear quote for the whole job.

How it works

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and tidy away. It generally takes from a few hours to a few days, depending on the number of gaps and the access. Somewhere as small as Upper Denford, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. We apply and tool the sealant to the product’s tested detail.
  5. We record what was done and flag anything that needs a different system.

How to prepare

  • Mention if the joints have been sealed before
  • Mention any tricky access
  • Tell us about any water getting in

Signs you need fire rated sealant in Upper Denford

Much fire stopping is hidden: above ceilings, inside risers and behind panels. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.

The most common problems we see are:

  • Open gaps behind door architraves
  • Ordinary sealant used where a fire-rated product was needed
  • Fire stopping disturbed by later work
  • Unsealed gaps where pipes and cables go through a wall

If you look after a building such as John O'Gaunt School, gaps opened by contractors for new cabling are a common finding in schools and offices.

Before you book anyone

  • Who does the work, and how experienced they are
  • When the joint can take water or movement
  • Whether all the old sealant comes out first

What the job involves on each surface

Service penetrations

Service penetrations are where new gaps often appear. We clean out what’s there and reseal to the right depth with backing where the detail needs it.

Linear gaps

Gaps along the top of partitions are easy to miss above a ceiling. We seal them along their full length so there are no open sections left.
