What the job involves on each surface

Linear gaps

A linear joint may need to allow for movement as well as fire. The product and depth are chosen to suit both, following the tested detail.

Service penetrations

Service penetrations are where new gaps often appear. Old or unsuitable filler comes out before the right sealant goes in with backing where the detail needs it.

Fire rated sealant in Southend, done properly

Landlords, managing agents and facilities teams use us for the sealant items on a fire risk assessment on buildings across Southend. Send us the list or the survey and we will quote for the fire-rated sealant work on it. Common call-outs are for gaps flagged on a fire risk assessment and holes left by a change of layout, across linear gaps, pipe & cable gaps and door frames.

In a village or hamlet like Southend, commercial work is more likely to be a pub, a farm shop, holiday lets or a village hall than an office block. They all have washrooms, kitchens and service openings that need the right sealant.

You get a 12-month guarantee, the same in Southend as everywhere else we work.

Common problems we fix in Southend

Buildings are refitted and reconfigured over the years. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.

Any of these means the joints need attention:

  • Gaps around pipes and cables through fire-resisting walls
  • Seals cut through by electricians, plumbers or data installers
  • New service routes left unsealed after building work
  • Linear gaps at the head of walls

For buildings such as St Peter's Church, service openings in its walls need the right fire-rated sealant, as in any building.

Questions to ask before booking

  • Whether they’re fully insured
  • What happens if they find a problem under the old sealant
  • How the joint is cleaned and prepared
  • Is VAT in the price?

Choosing a sealant specialist

Fire rated sealant around Southend

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We work to the specification you’re given, installing the product to its tested details.

If you look after a building such as Bradfield C.E. Primary School, fire-stopping around service openings should be restored whenever new services go in. Rented homes near Aldermaston station change hands often, and new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Southend is about 5 miles north-east of Thatcham, in West Berkshire. How to look after the new joints

Looking after new joints is easy:

  • Check risers, ceiling voids and cupboards during building checks
  • Tell trades working in the building that fire seals must be put back
  • Allow for resealing whenever new services are run
  • Store the list of sealed gaps with your building paperwork

Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.

An open gap is not only a fire issue: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.

What affects the cost of fire rated sealant

Every job gets its own quote. These are the things that affect it:

  • Any working-time requirements on site
  • How easy the joints are to reach
  • How much there is to do
  • The number of rooms or windows

Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What to tell us for a quote

What to tell us when you ask for a quote:

  • Any previous sealing or DIY work
  • What’s wrong with the joints now
  • The rough size of the job
  • Where the job is, and your postcode

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we’ll explain what’s involved before giving you a price.

The process

You do not need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the job takes from a few hours to a few days, depending on the number of gaps and the access for a typical job. For a village or hamlet like Southend, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

Getting ready for the visit

  • Move anything stored near the joints
  • Mention if the joints have been sealed before
  • For indoor joints, keep the area dry beforehand if you can

Advice

FAQs for Southend

Will you come out to Southend?

Yes, Southend is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you do fire rated sealant in Southend?

Yes, Southend is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or email us with a few details of the job.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Which products do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.

Do you provide details of the products used?

Yes. Every gap we seal is listed with the product used.

Is the work guaranteed?

Yes, always. Each job is guaranteed for twelve months, wherever you are.

What fire rating will the seal have?

Ratings and certification sit with the product’s test evidence and whoever specified the work. Our part is installing the specified product to its tested details and giving you a record of where it went.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

What sealant work can’t fix

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Construction that doesn’t provide fire resistance on its own
  • Big openings where sealant alone is not the tested solution
  • Sign-off of the building, which sits with building control or your assessor

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think.

  • Door frames
  • Plasterboard & masonry

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
