How to look after the new joints

Looking after new joints is easy:

  • Don’t paint over fire sealant until it has cured
  • Keep general-purpose foam and caulk away from fire-stopping gaps
  • Allow for resealing whenever new services are run
  • Tell trades working in the building that fire seals must be put back

Don’t drill through or remove a fire seal without putting it back properly. New services through a sealed wall should include fire stopping in the plan.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Sealing it early is a simple step to take.

Fire rated sealant in Sibford Ferris

Where services or frames pass through a fire-resisting wall or floor, the gap around them needs a fire-rated seal. Each gap is sealed to the product maker’s tested detail for its size and substrate, and we can record what went where. We work on plasterboard & masonry, service penetrations and flats & HMOs, and the jobs we see most are seals cut through by electricians, plumbers or data installers and unsealed gaps around fire door frames.

For holiday lets, converted business premises or a community building near Sibford Ferris, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

You are covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

What affects the cost of fire rated sealant

We do not publish a price list, because jobs vary so much. The quote depends on:

  • Whether there’s mould to deal with
  • Access and height
  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • Photos by email, if that is easy
  • What’s wrong with the joints now
  • The rough size of the job
  • Any previous sealing or DIY work

For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we’ll explain what’s involved and give you a clear quote.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What happens if it’s left?

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. Sealing it properly restores what the wall was there to do, and the work involved is often modest. In a small place like Sibford Ferris, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

Why book with us

  • Any old sealant cut out fully, not covered over
  • Arbo and Everbuild products
  • Anti-fungal sanitary silicone in wet areas
  • Domestic, commercial and hotel work

What we do, step by step

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to several days, depending on how many gaps there are, and the area is left clean. Somewhere as small as Sibford Ferris, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Before starting, we go through the specification or action list with you.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used for your records.

Before we arrive

  • Let us know about parking restrictions
  • Tell us about access, such as stairs, a lift or high-level joints
  • For indoor joints, keep the area dry beforehand if you can

Sibford Ferris questions

What guarantee comes with fire rated sealant in Sibford Ferris?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you cover smaller places like Sibford Ferris?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Do you take on fire stopping in schools and offices?

Yes, whether the building is a school, an office, flats or an HMO, and whether it’s in use or not. Let us know the building’s hours and we will plan the work to suit.

How do I get a quote for fire rated sealant in Sibford Ferris?

It depends on the job, so we quote each one individually. For a quick quote, call 0345 464 0079 or drop us an email with a short description of the job.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Openings too large for sealant, which need batts, boards or another system
  • Deciding what fire stopping a building needs
  • Issuing a fire rating or certificate for a building

If you are not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.

Fire rated sealant in Sibford Ferris: local notes

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

If you look after a church, hall or community building such as Church of Holy Trinity, service openings in its walls need the right fire-rated sealant, as in any building. For site and facilities teams at buildings such as Sibford School, gaps opened by contractors for new cabling are a common finding in schools and offices.
