About our fire rated sealant in Chipping Norton

Deciding which gaps need fire stopping is not our role; that comes from your fire risk assessor, designer or building control. Our part is applying the specified sealant carefully, to the right depth and with the right backing. Typical jobs include gaps flagged on a fire risk assessment and gaps where walls meet ceilings or slabs, on door frames, plasterboard & masonry and pipe & cable gaps.

For a pub, café, guest house or shop in or near Chipping Norton, its washrooms and kitchen need the same sealant care as any big building.

A one-year guarantee comes with the work, just as it does everywhere we cover.

What affects the cost of fire rated sealant

There’s no set price list. The quote depends on:

  • Which sealant suits the joint
  • Any mould that needs treating
  • How many rooms, windows or areas are involved
  • Whether the work is at height

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What we need to know

To make quoting easier, please include:

  • Where the property is
  • Access, such as stairs, a lift or height
  • Roughly how big the job is
  • Photos by email, if that is easy

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, phone 0345 464 0079 or email us.

For landlords and businesses

We also work for property managers and facilities teams. We can quote a run of properties together.

If you manage several properties in or around Chipping Norton, several properties can go on one quote. Send us the addresses and the work at each, and photos by email help.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes anything from a few hours to several days, depending on how many gaps there are from start to finish. Parking around Chipping Norton is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Finally, we list where we worked and what we used, for your records.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Keep photos of seals that will be hidden
  • Flag any open gap you spot round a pipe or cable
  • Store the list of sealed gaps with your building paperwork
  • Do not paint over fire sealant until it has cured

Look at the sealed gaps as part of your routine walk-rounds. Look for cracks, gaps or sealant that has been cut or pulled out and have them put right.

Small gaps around services are simple to deal with while there are only a few. Leave them and each new job adds another hole.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Different surfaces, different methods

Masonry and concrete

Brick, block and concrete walls and floors are sealed with products tested in masonry. We clean out dust and debris before sealing.

Plasterboard walls

Plasterboard partitions are common in flats, offices and conversions. We use a product tested in that kind of wall for the gap we are sealing.

When to call us in Chipping Norton

Many open fire-stopping gaps are made after the building is finished. Electricians, plumbers and data installers drill through walls and ceilings and the hole round the new service isn’t always sealed again.

If you can see any of these, it’s time to have the joints looked at:

  • Door frames with gaps between frame and wall
  • Cracked or shrunken fire-rated sealant
  • Linear gaps at the head of walls
  • Gaps filled with a product that isn’t fire-rated

If you look after a building such as Chipping Norton School, gaps opened by contractors for new cabling are a common finding in schools and offices.

Before booking anyone

  • How the surfaces are prepared before sealing
  • What happens if they find a problem under the old sealant
  • What insurance they hold
  • How long the guarantee is

Chipping Norton: your questions answered

Do you work for hotels and guest houses in Chipping Norton?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Can you help a landlord with a rental near Kingham station?

Yes, we work for letting agents and landlords. You can ring 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before we start.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do you guarantee your work?

Yes. Each job is guaranteed for twelve months, large or small.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

What does intumescent mean?

Fire-rated is the broad term for sealants tested for fire stopping. Intumescent types expand when heated, and they’re one option among several. We use whichever the specification and tested details call for.

Can you seal over the old sealant?

No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Workplaces and buildings in Chipping Norton

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details. Chipping Norton has hotels and guest accommodation in and around it. Hotel work can be planned room by room, with out-of-hours working where needed.

For buildings such as Church of St Mary, service openings in its walls need the right fire-rated sealant, as in any building. If you let a flat or house near Kingham station, any gap left by new services in shared walls should be closed with a fire-rated product.
