Fire rated sealant in Old Warren: local notes
Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
For buildings such as The Parish Church of St.Saviours, gaps around pipes and cables are worth checking after any building work there.

Fire rated sealant for homes and businesses in Old Warren
In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. One new cable or pipe can leave a gap that nobody goes back to seal. Those are the gaps we close, using a tested fire-rated product. We work on pipe & cable gaps, door frames and linear gaps, and the jobs we see most are gaps filled with a product that isn’t fire-rated and new service routes left unsealed after building work.
For a small place like Old Warren, the journey and timings are agreed in advance, so the job can fit around bookings, guests or opening times where possible.
You are covered for a year from the day we finish. If there’s a problem with it, please call 0345 464 0079 or send us an email.

Common questions in Old Warren
Do you cover smaller places like Old Warren?
Yes. Old Warren is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you do fire rated sealant in Old Warren?
Yes. We work across London and the South East, and Old Warren is part of that. You can call 0345 464 0079 or email us and let us know what needs doing, and we’ll send you a clear quote.
Can you give us a record of the work?
Yes. Locations and products are written up when we finish. If you need pictures or a set layout, ask when you get a quote.
Is it OK to seal over old sealant?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. We remove it all first.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Can you work in occupied buildings?
Yes. We regularly work in flats, HMOs, schools and offices while they’re in use, with access planned around residents or staff. Early starts or out-of-hours work can be arranged if that suits the building.
Do you seal gaps around fire door frames?
Yes, if the gap is within the product’s tested range. Our work is the gap around the frame, and we will mention anything we notice about the door.

How it works
Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of gaps, and longer for a whole building. Somewhere as small as Old Warren, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We plan the order of work and access, floor by floor or flat by flat.
- Old, damaged or unsuitable sealant is removed.
- Dust and loose debris are cleaned from each gap.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
Getting ready for the visit
- Keep children and pets away from the work area
- Mention any tricky access
- Move anything stored near the joints
How to get a quote

Advice
Work for landlords, hotels and businesses
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.
Leave it or put it right?
An open gap in a fire-resisting wall is a route for smoke and fire. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work. Around Old Warren, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Signs you need fire rated sealant in Old Warren
In some buildings the gap was filled with the wrong thing in the first place: general-purpose foam, everyday silicone or caulk where a fire-rated seal was needed. It looks sealed, but it isn’t fire-rated.
Signs it’s time to call us include:
- Open gaps behind door architraves
- Standard silicone or caulk in a fire-stopping gap
- Damaged fire sealant left by other trades
- Open joints along the top of partitions
If you let a flat or house near Aldermaston station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.
What to look for in a quote

- What insurance they hold

Door frames
We deal with the gap around the frame, not the door. Doors, seals and closers are for a door specialist and we’ll mention anything we notice.
Flats and HMOs
Conversions generally leave a mix of old and new service holes. We seal the ones on your specification with a tested product.
When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Fire doors that need new seals, closers or hardware
- Large holes that need a different fire-stopping system
- Deciding what fire stopping a building needs
If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before you book.
What we seal
- Door frames
- Pipe & cable gaps
- Flats & HMOs
- Plasterboard & masonry

- Linear gaps
Aftercare tips
A little care helps the new joints last. We recommend:
- Store the list of sealed gaps with your building paperwork
- Include fire stopping when you schedule refits
- Check risers, ceiling voids and cupboards during building checks
- Don’t fill fire-stopping gaps with ordinary foam or silicone
Do not add foam, filler or ordinary sealant over a fire seal. Repairs should use a matching fire-rated product. Ask us if you’re not sure which product was used.
If a fire risk assessment has flagged a gap, do not leave it for the next one. Have it sealed, then keep the record.
