Fire rated sealant in Midgham, done properly
Bigger jobs can be worked through in stages, flat by flat or floor by floor, noting the locations and products as we go. It gives you a list to keep with the building’s fire safety documents. If you are dealing with open gaps behind door architraves and open holes round services passing through fire walls, we can put it right, on flats & HMOs, plasterboard & masonry and service penetrations alike.
In a village or hamlet like Midgham, commercial work is more likely to be a pub, a farm shop, holiday lets or a village hall than an office block. They all have washrooms, kitchens and service openings that need the right sealant.
You get a 12-month guarantee, the same in Midgham as everywhere else we work.

How to look after the new joints
To keep the joints looking good and working properly:
- Check risers, ceiling voids and cupboards during building checks
- Store the list of sealed gaps with your building paperwork
- Get damaged fire seals looked at promptly
- Tell trades working in the building that fire seals must be put back
Leave the sealant to cure fully before painting near it. Not every fire-rated sealant takes paint.
Small gaps around services are simple to deal with while there are only a few. Leave them and each new job adds another hole.
Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Midgham questions
Can you help a landlord with a rental near Midgham station?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.
Is Midgham within the area you cover?
Yes, Midgham is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you do fire sealant around door frames?
Yes. Gaps behind architraves are a common job for us. The door and its fittings are a separate job for a door specialist.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Midgham, along with the rest of our area.
Is standard sealant good enough for a fire gap?
No. It looks sealed but will not perform as fire stopping. A tested fire-rated product is needed and we can apply it for you.
Are you fully insured?
Yes, we’re fully insured for domestic and commercial work.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
What does intumescent mean?
Fire-rated sealant covers any sealant tested for use in fire stopping. Intumescent ones swell in heat, and they’re one of the options. The specification and the tested detail decide which is used.
What we cannot put right
New sealant can’t fix everything, and we’ll tell you before work begins. It won’t solve:
- Construction that does not provide fire resistance on its own
- Openings too large for sealant, which need batts, boards or another system
- Deciding what fire stopping a building needs
If you are not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer.
Joints and surfaces we work on
- Service penetrations
- Linear gaps
- Plasterboard & masonry
- Flats & HMOs
- Pipe & cable gaps
- Door frames
Surface by surface
Flats and HMOs
Conversions usually leave a mix of old and new service holes. The gaps on your list are sealed with a fire-rated product and the locations noted.
Plasterboard walls
Plasterboard partitions are common in flats, offices and conversions. We use a product tested in that kind of wall for the gap we’re sealing.
When to call us in Midgham
Door frames are a common weak spot. The gap between the frame and the wall is hidden behind the architrave, so it’s easy to leave unsealed when doors are changed.
Most people get in touch after spotting one of these:
- Damaged fire sealant left by other trades
- Joints picked up in a fire-stopping survey
- Unsealed gaps around fire door frames
- Linear gaps at the head of walls
For buildings such as Church of St Matthew, older buildings that have had new heating or wiring often have service gaps worth checking.

What fire rated sealant looks like in Midgham
In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
If you look after a building such as Bucklebury C.E. Primary School, fire-stopping around service openings should be restored whenever new services go in. Rented homes near Midgham station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product.

The process
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a handful of gaps, and longer for a whole building. In a small place like Midgham, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Access to each area is agreed so the work can run in order.
- We take out any damaged or unsuitable sealant.
- Dust and loose debris are cleaned from each gap.
- We apply and tool the sealant to the product’s tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Let us know about parking restrictions
- Keep pets and children clear of the area while we work

Advice
How we quote for fire rated sealant
Every job gets its own quote. This is what makes a difference:
- Which sealant suits the joint
- The size of the job
- How many areas need sealing
- Access and height
We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or drop us an email and we’ll talk you through it.
What to tell us for a quote
Before you ask for a quote, have a think about:
- Pictures of the joints, sent by email
- If it’s domestic, commercial or a hotel
- Roughly how big the job is
- Where the property is
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
