What affects the cost of fire rated sealant

There’s no set price list. The quote depends on:

  • The type of sealant required
  • How many rooms, windows or areas are involved
  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites

Combining jobs into one visit usually makes better use of the time than several visits. You’ll get one clear quote for the whole job.

Helping us quote

What to tell us when you ask for a quote:

  • What’s wrong with the joints now
  • How we’d reach the joints
  • A few pictures by email, if you can
  • Whether it has been sealed before

We quote each job on its own, so the first step is telling us about yours. Simply ring 0345 464 0079 or drop us an email and describe the job and send photos if you have them.

How we handle fire rated sealant in Mashbury

A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. Measuring the gap and checking what it’s made of comes first, then apply it to the depth its tested detail calls for. We are often asked to deal with open gaps behind door architraves and fire stopping disturbed by later work, on pipe & cable gaps, flats & HMOs and door frames.

In a village or hamlet like Mashbury, commercial work is more likely to be a pub, a farm shop, holiday lets or a village hall than an office block. They all have washrooms, kitchens and service openings that need the right sealant.

We stand behind the work with a 12-month guarantee, so you’re covered after we have gone.

What the job involves on each surface

Door frames

Frame gaps are usually hidden behind the architrave. We seal any open gap to the product’s tested details so the architrave can be refitted.

Linear gaps

Some linear gaps have to cope with movement as well as fire. We choose a product and depth that suit the gap and the movement.

How the visit works

You do not need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the job takes from a few hours to a few days, depending on the number of gaps and the access for a typical job. Somewhere as small as Mashbury, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. We remove any old or unsuitable filler and clean the gap.
  3. We put in whatever backing or fill the product detail specifies.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. We record the locations and products used for your records.

How to prepare

  • Let us know about earlier repairs to the joints
  • Mention any parking rules near the property
  • Let us know about stairs, lifts or work at height

Fire rated sealant around Mashbury

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We work to the specification you are given, installing the product to its tested details.

If you look after a church, hall or community building such as Mashbury Church, older buildings that have had new heating or wiring often have service gaps worth checking.

What happens if it’s left?

Leaving a gap until a refurbishment comes round can mean years with it open. Sealing the gap now is a contained job on its own and needn’t wait for anything else. Older cottages and farmhouses around Mashbury can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

What you get with us

  • We never seal over old sealant
  • Experience in homes, commercial sites and hotels
  • Quality sealants from Arbo and Everbuild
  • Sanitary silicone with an anti-fungal additive in wet areas

When something else is needed

New sealant can’t fix everything, and we’ll tell you before any work starts. It will not solve:

  • Doors that aren’t fire doors in the first place
  • A wall that is not a fire-resisting element to begin with
  • Sign-off of the building, which sits with building control or your assessor

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think.

Where we work in Mashbury

  • Linear gaps
  • Pipe & cable gaps
  • Service penetrations
  • Plasterboard & masonry
  • Door frames
  • Flats & HMOs

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Do you need fire rated sealant in Mashbury?

Buildings are refitted and reconfigured over the years. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.

Keep an eye out for any of the following:

  • Ordinary sealant used where a fire-rated product was needed
  • Gaps left after a refit or conversion
  • Fire stopping disturbed by later work
  • Sealant items on a fire risk assessment action list

Letting a property close to Chelmsford station? Then fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.
