How we handle fire rated sealant in Lathones

Intumescent sealant looks much like any other sealant until it gets hot; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through, so we follow the tested detail for each one. We work on linear gaps, pipe & cable gaps and door frames, and people most often call us about gaps where walls meet ceilings or slabs and old fire sealant that has split or come away.

For a place like Lathones, the journey and timings are planned in advance, so the job can fit around guests, residents or opening hours where possible.

All our work is covered by our 12-month guarantee, wherever you are in Fife.

What happens if it’s left?

Squirting in whichever sealant is nearest does not make a fire seal. Fire-rated products are tested in set gap sizes, depths and substrates, which is why we match the product and the method to each gap. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

The cost depends on the amount of work, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.

What the job involves on each surface

Linear gaps

Some linear gaps have to cope with movement as well as fire. We choose a product and depth that suit the gap and the movement.

Flats and HMOs

In flats and HMOs, the walls and floors between homes and common areas need sealing where services pass through. We work through the gaps on your assessment room by room.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Allow for resealing whenever new services are run
  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Photograph sealed gaps before they’re covered up
  • Check risers, ceiling voids and cupboards during building checks

Avoid covering a sealed gap with anything that is not part of the tested detail. If it needs repair, use the same type of product. We can tell you which product we used.

It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole and the list grows.

The process

There is not much for you to do on the day. Show us the job and we will take it from there. The work itself takes from a few hours to a few days, depending on the number of gaps and the access. Around Lathones, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. We record what was done and flag anything that needs a different system.

Before we arrive

  • Tell us about any water getting in
  • Mention any tricky access
  • For business premises, tell us about site rules or sign-in

Advice

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Commercial buildings in Lathones

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we don’t certify buildings or do fire risk assessments.

Community buildings like Largoward Parish Church are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building. Around Lathones, as everywhere, fire rated sealant is only as good as the preparation behind it.

What sealant work can’t fix

To be straight with you, some problems need a different trade:

  • Sign-off of the building, which sits with building control or your assessor
  • Walls or floors that weren’t built to resist fire
  • Big openings where sealant alone is not the tested solution

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Pipe & cable gaps
  • Door frames
  • Service penetrations
  • Linear gaps

Questions from Lathones

Do Scottish building rules affect fire-rated sealant work in Lathones?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Will you come out to Lathones?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

How much does fire rated sealant cost in Lathones?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.

Do you remove the old sealant?

Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.

Do you offer different sealant colours?

In most cases you can choose. We’ll explain which colours are available and agree one before any work starts.

How long does fire rated sealant take?

It depends on the size of the job, but most jobs take from a few hours to a few days, depending on the number of gaps and the access. We will tell you when we quote.
