About our fire rated sealant in Hartford End
Bigger jobs can be worked through in stages, flat by flat or floor by floor. It gives you a list to keep with the building’s fire safety documents. We’re often asked to deal with ordinary sealant used where a fire-rated product was needed and gaps around pipes and cables through fire-resisting walls, across plasterboard & masonry, flats & HMOs and door frames.
Somewhere as small as Hartford End, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. They all have washrooms, kitchens and service openings that need the right sealant.

What we do, step by step
A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and tidy away. It generally takes anything from a few hours to several days, depending on how many gaps there are. In a small place like Hartford End, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start with the survey or action list, checking the size and surfaces of every gap.
- Old or unsuitable sealant is cut out and the gap cleaned.
- Where the tested detail needs backing or fill, we fit it.
- The sealant goes in to the depth its detail sets, then it’s tooled off.
- We record the locations and products used for your records.
How to prepare
- Try not to wet indoor joints just before the visit
- Mention any leaks or damp you’ve noticed
- Mention if the joints have been sealed before

Masonry and concrete
Preparation counts on brick, block and concrete. The gap is cleaned and backed where required.
Door frames
Our work is the joint between frame and wall. Doors, seals and closers are for a door specialist and we will mention anything we notice.
Leave it or put it right?
Items left open on a fire risk assessment tend to come back at the next review. Getting them done and written up means you can show the action was taken. Older cottages and farmhouses around Hartford End can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

DIY sealant or a professional job?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Fire rated sealant around Hartford End
In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
For buildings such as Church of St John the Evangelist, service openings in its walls need the right fire-rated sealant, as in any building. For site and facilities teams at buildings such as Ford End Church of England Primary School, gaps opened by contractors for new cabling are a common finding in schools and offices.

What sealant work cannot fix
Some problems need a builder, plumber or other trade rather than us:
- A wall that is not a fire-resisting element to begin with
- Problems with the door itself rather than the gap around the frame
- Openings too large for sealant, which need batts, boards or another system
If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think.
What we seal
- Service penetrations
- Door frames
- Pipe & cable gaps
- Flats & HMOs
- Plasterboard & masonry
- Linear gaps
Looking after it afterwards
After the cure time, these simple habits help:
- Flag any open gap you spot round a pipe or cable
- Ask every contractor to reseal any fire stopping they disturb
- Don’t paint over fire sealant until it has cured
- Take photos of fire stopping before ceilings or boxing go back
Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.
Small gaps around services are simple to deal with while there are only a few. Over time, more work adds more holes.
