Why act early in Harpsden

If an assessor has flagged gaps, it makes sense to close them before the next review. Getting them done and written up means you can show the action was taken. Where a wall is exposed, as many are in small places like Harpsden, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Fire rated sealant in Harpsden

Fire stopping only performs as intended if it’s done to the detail: correct depth, correct backing and a product suited to the surfaces. That detail is what we take care over, one gap at a time. Typical jobs include damaged fire sealant left by other trades and gaps around pipes and cables through fire-resisting walls, on pipe & cable gaps, flats & HMOs and door frames.

Work in a small place like Harpsden is planned ahead, journey included, so the job can fit around bookings, guests or opening times where possible.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Sign-off of the building, which sits with building control or your assessor
  • Deciding what fire stopping a building needs
  • Big openings where sealant alone is not the tested solution

If in doubt, call 0345 464 0079 or drop us an email and we will say what we think before you book.

Surfaces we seal

  • Plasterboard & masonry
  • Door frames
  • Pipe & cable gaps
  • Linear gaps
  • Flats & HMOs
  • Service penetrations

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Photograph sealed gaps before they’re covered up
  • Check whether a sealant can be painted before decorating over it
  • Ask every contractor to reseal any fire stopping they disturb
  • File the fire-stopping record where your assessor can find it

Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.

Small gaps around services are simple to deal with while there are only a few. Over time, more work adds more holes.

Fire rated sealant in Harpsden: local notes

Harpsden has hotels and guest accommodation in and around it. Hotel work can be planned room by room, with out-of-hours working where needed. Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We work to the specification you’re given, installing the product to its tested details.

For buildings such as Church of St Margaret, gaps around pipes and cables are worth checking after any building work there. Schools such as Trinity Church of England Primary School are buildings too, and fire-stopping around service openings should be restored whenever new services go in.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Surface by surface

Plasterboard walls

Plasterboard partitions are common in flats, offices and conversions. We use a product tested in that kind of wall for the gap we’re sealing.

Service penetrations

A copper pipe, a cable and a plastic pipe can all need different fire-stopping details. Each one is sealed to the product’s tested detail, and tell you if sealant alone is not the right fix.

What we do, step by step

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a handful of gaps, and longer for a whole building. For a village or hamlet like Harpsden, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products for your records.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Keep pets and children clear of the area while we work
  • Tell us if parking is tricky

When to call us in Harpsden

A lot of fire stopping is out of sight: above ceilings, inside risers and behind panels. Out of view, damage sits unnoticed until someone inspects.

Look out for any of the following:

  • Fire seals that have cracked with movement
  • Gaps around pipes and cables through fire-resisting walls
  • Door frames with gaps between frame and wall
  • Gaps where walls meet ceilings or slabs

For landlords with property near Henley-On-Thames station, any gap left by new services in shared walls should be closed with a fire-rated product.

10 questions to ask before booking

Harpsden: your questions answered

Is Harpsden within the area you cover?

Yes. Harpsden is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work in hotels near Harpsden?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. Then phone 0345 464 0079 or send us an email.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Where are you based?

We work from Crawley. We cover Harpsden and the rest of Oxfordshire, along with the rest of our area.

Will the old sealant be removed?

Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all.
