Fire rated sealant in Great Horkesley

How we handle fire rated sealant in Great Horkesley

We don’t assess buildings or decide what fire stopping is needed; your assessor, designer or building control sets that out. What we do is apply the right product to that specification, properly and neatly. Typical jobs include standard silicone or caulk in a fire-stopping gap and door frames with gaps between frame and wall, on service penetrations, pipe & cable gaps and flats & HMOs.

For a pub, café, guest house or shop in or near Great Horkesley, its washrooms and kitchen need the same sealant care as any big building, and fire-rated sealant around service openings should be restored after new pipes or cables go through.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Questions from Great Horkesley

Can you do fire rated sealant in Great Horkesley?

Yes, Great Horkesley is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or drop us an email with a few details of the job.

Is Great Horkesley within the area you cover?

Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is intumescent sealant the same as fire-rated sealant?

An intumescent sealant expands when it gets hot. It’s one type of fire-rated sealant; the right one depends on the gap and what passes through it.

How long will you be here?

That depends on the amount of work, but as a guide it takes anything from a few hours to several days, depending on how many gaps there are. We will tell you when we quote.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

Do you work in flats, HMOs and commercial buildings?

Yes. Flats, HMOs, offices, schools and other occupied buildings are all part of our work. The order of work and access are planned with you.

Where are you based?

Mr Mastic is based in Crawley. We cover Great Horkesley and the rest of Essex.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Aftercare tips

So the new joints stay in good condition:

  • Check whether a sealant can be painted before decorating over it
  • Include hidden areas like risers in routine checks
  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Flag any open gap you spot round a pipe or cable

Avoid covering a sealed gap with anything that is not part of the tested detail. If it needs repair, use the same type of product. We can tell you which product we used.

Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.

Why deal with it now?

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. Sealing it properly restores what the wall was there to do, and the work involved is often modest. Homes in smaller places like Great Horkesley can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or email us and we will talk you through it.

When something else is needed

A few problems are outside what sealant work can do:

  • Big openings where sealant alone is not the tested solution
  • Problems with the door itself rather than the gap around the frame
  • Sign-off of the building, which sits with building control or your assessor

If in doubt, call 0345 464 0079 or email us and we will say what we think before booking.

Joints and surfaces we work on

  • Service penetrations
  • Flats & HMOs
  • Door frames
  • Plasterboard & masonry
  • Linear gaps
  • Pipe & cable gaps

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What happens on the day

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours for a handful of gaps, and longer for a whole building from start to finish. A visit to Great Horkesley is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed and the gap cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. Every location is recorded with the product used.

Getting ready for the visit

Advice

Surface by surface

Service penetrations

New gaps tend to show up where services have been added. Old or unsuitable filler comes out before the right sealant goes in.

Flats and HMOs

Working in occupied flats needs some planning. Access to flats and common areas is agreed in advance to keep disruption down.

Fire rated sealant around Great Horkesley

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We work to the specification you are given, installing the product to its tested details.

If you look after a building such as The Bishop William Ward Church of England Primary School, fire-stopping around service openings should be restored whenever new services go in. Rented homes near Colchester station change hands often, and new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. If you look after a church, hall or community building such as Church of St John, service openings in its walls need the right fire-rated sealant, as in any building.
