The cost depends on how much there is to do, how much old material has to come out and access to the work. You will have a clear quote before any work starts.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • Pictures of the joints, sent by email
  • Access, such as stairs, a lift or height
  • Where the property is
  • The rough size of the job

It all starts with a short chat. Describe the problem, the location and the size of the job. When it suits you, ring 0345 464 0079 or drop us an email.

About our fire rated sealant in Great Gaddesden

Filling a fire-stopping gap with standard silicone or caulk does not make it fire-rated. Anything unsuitable comes out first and reseal with a fire-rated product tested for that kind of gap. We work on service penetrations, plasterboard & masonry and door frames, and the jobs we see most are ordinary sealant used where a fire-rated product was needed and fire stopping disturbed by later work.

Work in a small place like Great Gaddesden is planned ahead, journey included, so the job can fit around bookings, guests or opening times where possible.

You get a one-year guarantee, the same in Great Gaddesden as everywhere else we work.

FAQs for Great Gaddesden

Is Great Gaddesden within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Berkhamsted station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before we start.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Great Gaddesden.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

What does intumescent mean?

An intumescent sealant expands when it gets hot, helping close the gap. It’s one type of fire-rated sealant; which product suits depends on the gap, the substrate and the service.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Will you assess my building’s fire safety?

No, we do not assess buildings. When your assessor or designer has set out what’s needed, we can quote for the fire-rated sealant items.

How the job changes by surface

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. We use a product tested in that kind of wall for the gap we are sealing.

Linear gaps

Linear gaps run along the head of walls, at floor edges and between panels. We seal them to the tested detail, with backing where it’s needed.

Fire rated sealant around Great Gaddesden

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

Community buildings like Church of St John the Baptist are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building. If you let a flat or house near Berkhamsted station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. Managing a site like Great Gaddesden Church of England Primary School? Then gaps opened by contractors for new cabling are a common finding in schools and offices.

Leave it or put it right?

Leaving a gap until a refurbishment comes round can mean years with it open. Sealing the gap now is a contained job on its own and needn’t wait for anything else. Around Great Gaddesden, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Why us?

  • An ARBOMaster approved applicator
  • Anti-fungal silicone where joints get wet
  • Old sealant always removed completely
  • Domestic, commercial and hotel work

What happens on the day

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes anything from a few hours to several days, depending on how many gaps there are from start to finish. Somewhere as small as Great Gaddesden, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

How to prepare

  • Mention any parking rules near the property
  • Tell us about access, such as stairs, a lift or high-level joints
  • On commercial sites, let us know about site rules

When it is not the sealant

We will always be straight with you, so here’s what sealant can’t fix:

  • Sign-off of the building, which sits with building control or your assessor
  • Construction that doesn’t provide fire resistance on its own
  • Fire doors that need new seals, closers or hardware

If you’re not sure, just phone 0345 464 0079 or email us and we will give you a straight answer.

What we seal

  • Linear gaps
  • Door frames
  • Pipe & cable gaps
  • Plasterboard & masonry
  • Service penetrations
  • Flats & HMOs

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Plan fire stopping into any work that goes through walls or floors
  • Check whether a sealant can be painted before decorating over it
  • Check risers, ceiling voids and cupboards during building checks
  • Don’t fill fire-stopping gaps with ordinary foam or silicone

Any fire seal that is cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.

It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole.
