- Joints picked up in a fire-stopping survey
- Open holes round services passing through fire walls
- Open gaps behind door architraves
The process
There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes from a few hours to a few days, depending on the number of gaps and the access, including the tidy-up. In a smaller place like Great Berry, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- Access to each area is agreed so the work can run in order.
- We take out any damaged or unsuitable sealant.
- Gaps are cleaned of dust and loose material.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- We record what was done and flag anything that needs a different system.
Getting ready for the visit
- Move anything stored near the joints
- Let us know if you’ve seen damp or leaks
- Try not to wet indoor joints just before the visit
Ask for a quote

Advice
Fire rated sealant in Great Berry, done properly
We do not assess buildings or decide what fire stopping is needed; your assessor, designer or building control sets that out. Our part is applying the specified sealant carefully, to the right depth and with the right backing. We are often asked to deal with cracked or shrunken fire-rated sealant and ordinary sealant used where a fire-rated product was needed, across linear gaps, flats & HMOs and pipe & cable gaps.
Community buildings, schools and small businesses around places like Great Berry have washrooms and kitchens that see a lot of use. Sealant and fire-rated joints there matter as much as in any larger building.
The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

Common questions in Great Berry
Do you cover smaller places like Great Berry?

Do you cover Great Berry for fire rated sealant?
Yes, Great Berry is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or email us and let us know what needs doing, and we will give you a clear price.
Do you guarantee your work?
Yes, for a year. If there’s a problem with our work in that time, tell us and we will put it right.
Can I do it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Do you do fire sealant around door frames?
Yes. Gaps behind architraves are a common job for us. The door and its fittings are a separate job for a door specialist.
Are you insured?
Yes. Mr Mastic is fully insured.
Can you match the sealant colour?
Most of the time, yes. We will explain which colours are available.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
How the job changes by surface
Service penetrations
Different services need different details: metal pipes, cables and plastic pipes are not treated the same. We follow the manufacturer’s tested detail for each and we flag any that need another system.
Masonry and concrete
Masonry is dusty and porous, so preparation matters. We brush and vacuum the gap and use backing where the detail needs it before applying the sealant.
Do you need fire rated sealant in Great Berry?
Movement in the structure can open gaps too: a seal that cracks or pulls away leaves a path for smoke. Knocks, maintenance and building work damage it further.
Any of these means the joints need attention:
- Open joints along the top of partitions
- Cracked or shrunken fire-rated sealant
- Seals cut through by electricians, plumbers or data installers
- Gaps left after a refit or conversion
Managing a site like Great Berry Primary School? Then gaps opened by contractors for new cabling are a common finding in schools and offices.
What your quote should include
- Is VAT in the price?
- How the joint is cleaned and prepared
- Is the old sealant removed completely?
- When the joint can take water or movement
What affects the cost of fire rated sealant
You will get a clear quote before we start. It takes into account:
- How many rooms, windows or areas are involved
- How much old sealant there is and how hard it is to remove
- Whether the work is at height
- Any mould that needs treating
The cost reflects the work involved, not guesswork. That is why we ask a few questions first and give you a clear quote before any work starts.
What to tell us for a quote
Photos by email are helpful but not essential. Please mention:
- What the problem is, such as mould, gaps, leaks or cracking
- Pictures of the joints, sent by email
- The address or postcode of the job
- How many joints, rooms or windows are involved
It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. Whenever you are ready, ring 0345 464 0079 or email us.
How to look after the new joints
So the new joints stay in good condition:
- Do not paint over fire sealant until it has cured
- Look in service cupboards and ceiling voids from time to time
- Store the list of sealed gaps with your building paperwork
- Allow for resealing whenever new services are run
Any fire seal that is cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.
Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is normally a straightforward job.
DIY versus a professional finish
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Commercial buildings in Great Berry
In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
Letting a property close to Laindon station? Then any gap left by new services in shared walls should be closed with a fire-rated product. Community buildings like St John are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

When it is not the sealant
A few problems are outside what sealant work can do:
- Construction that does not provide fire resistance on its own
- Sign-off of the building, which sits with building control or your assessor
- Fire risk assessments, which need a qualified assessor
