How we handle fire rated sealant in Glencraig
Door frame gaps, linear joints and holes around services all have their own details. Measuring the gap and checking what it’s made of comes first, then apply it to the depth its tested detail calls for. We work on pipe & cable gaps, door frames and flats & HMOs, and people most often call us about unsealed gaps where pipes and cables go through a wall and open joints along the top of partitions.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

How we quote for fire rated sealant
The quote reflects the job in front of us. We look at:
- How many areas need sealing
- Any working-time requirements on site
- The amount of work
- The type of sealant required
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
What to tell us for a quote
Before you ask for a quote, have a think about:
- What the problem is, such as mould, gaps, leaks or cracking
- The type of property
- Any previous sealing or DIY work
- Where the job is, and your postcode
It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, send an email to info@mrmastic.co.uk.

Can I do it myself?
If you’ve already had a go yourself, that is fine. We cut it out and start again.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Glencraig questions
Is Glencraig within the area you cover?
Yes, Glencraig is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
What fire rating will the seal have?
We do not give ratings or certificates for our work. The requirement comes from your assessor, designer or building control, and we fit a product whose tested details meet it.
Are you insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
How long does the job take?
Typically it takes anything from a few hours to several days, depending on how many gaps there are. Larger jobs naturally take longer, and we will tell you how long to expect.
What do you need from me for a quote?
The location, the problem and the rough size of the job. Photos by email help too.
Do you take on fire stopping in schools and offices?
Yes, in flats, HMOs, schools, offices and other buildings, occupied or empty. Let us know the building’s hours and we will plan the work to suit.
Is standard sealant good enough for a fire gap?
No. Where a fire-rated seal is needed, it has to be a product tested for that use.
Different surfaces, different methods
Service penetrations
Different services need different details: metal pipes, cables and plastic pipes aren’t treated the same. Each one is sealed to the product’s tested detail.
Linear gaps
Long, narrow gaps appear where walls meet slabs and ceilings. We seal them to the tested detail, with backing where it’s needed.
When something else is needed
A few problems are outside what sealant work can do:
- Big openings where sealant alone isn’t the tested solution
- Sign-off of the building, which sits with building control or your assessor
- Walls or floors that weren’t built to resist fire
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

The process
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to several days, depending on how many gaps there are. Outdoor work around Glencraig depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- Each gap is measured and its substrate and service noted.
- Unsuitable material such as ordinary foam or silicone is cut out.
- We fit backing where needed and apply the fire-rated sealant to depth.
- We hand over a list of locations and products for your records.
Getting ready for the visit
- Let us know about parking restrictions
- Move anything stored near the joints
- Let us know about stairs, lifts or work at height

Advice
Why it’s worth doing now in Glencraig
Doing it once, properly, beats doing it twice. Work that does not follow the tested detail may have to come out again once someone inspects it. In an older home around Glencraig, damp from a failed joint can get into timber and plaster.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll go through it with you.
