Fire rated sealant in Crombie
Bigger jobs can be worked through in stages, flat by flat or floor by floor, noting the locations and products as we go. It gives you a list to keep with the building’s fire safety documents. Common call-outs are for unsealed gaps around fire door frames and fire seals that have cracked with movement, across linear gaps, service penetrations and pipe & cable gaps.
In a smaller place like Crombie, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

What we do, step by step
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a few hours for a handful of gaps, and longer for a whole building. Outdoor work around Crombie depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- Access to each area is agreed so the work can run in order.
- We take out any damaged or unsuitable sealant.
- Dust and loose debris are cleaned from each gap.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- We record what was done and flag anything that needs a different system.
Preparing for the visit
- Clear the area around the work
- For business premises, tell us about site rules or sign-in
- Try not to wet indoor joints just before the visit

Landlord and commercial work in Crombie
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Why deal with it now?
Sealant is not the fix for every opening. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. If a gap isn’t suitable for sealant, we will tell you. In an older home around Crombie, damp from a failed joint can get into timber and plaster.
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

What fire rated sealant looks like in Crombie
If you run a hotel, guest house or holiday let in a coastal place like Crombie, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.
For landlords with property near Dunfermline City station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. For buildings such as Cairneyhill Church, gaps around pipes and cables are worth checking after any building work there.

How to look after the new joints
So the new joints stay in good condition:
- Report cracked or damaged seals as soon as you notice them
- Keep general-purpose foam and caulk away from fire-stopping gaps
- Store the list of sealed gaps with your building paperwork
- Plan fire stopping into any work that goes through walls or floors
Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.
Open gaps don’t only matter in a fire: they also let noise, draughts and sometimes pests through. Sealing them early helps on every front.
When something else is needed
To be straight with you, there are a few things sealant won’t fix:
- Openings too large for sealant, which need batts, boards or another system
- Sign-off of the building, which sits with building control or your assessor
- Walls or floors that weren’t built to resist fire
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Questions from Crombie
Do you cover smaller places like Crombie?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
I let a flat near Dunfermline City station. Can you help?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
What does intumescent mean?
Intumescent means it swells when heated. It’s one type of fire-rated sealant; the right one depends on the gap and what passes through it.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
Can you seal over the old sealant?
No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
How long does the job take?
As a guide, most jobs take a few hours for a handful of gaps, and longer for a whole building. Larger jobs naturally take longer, and we will tell you how long to expect.
Can I use normal mastic around a pipe through a fire wall?
No. Standard sealants aren’t made or tested to stop fire. If it’s been used, we remove it and use the right product.
Will we have a record of what was sealed?
Yes. Locations and products are written up when we finish. If you need photos or a set layout, ask when you get a quote.
What the job involves on each surface
Door frames
Behind most architraves is a gap between frame and wall. We seal any open gap to the product’s tested details so the architrave can be refitted.
Plasterboard walls
Holes in plasterboard are often cut roughly for services. Gaps that are too big for sealant alone need a different detail and we’ll flag it.
