Fire rated sealant around Cottered
In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We work to the specification you’re given, installing the product to its tested details.
For site and facilities teams at buildings such as Freman College, fire-stopping around service openings should be restored whenever new services go in. For buildings such as Parish Church of St John the Baptist, gaps around pipes and cables are worth checking after any building work there.

Fire rated sealant in Cottered, done properly
Until it’s heated, intumescent sealant behaves like an ordinary sealant; in a fire it expands into the joint. Which product suits a gap depends on its width, the materials either side and what runs through it, so we work to the manufacturer’s details. Common call-outs are for old fire sealant that has split or come away and fire stopping disturbed by later work, on service penetrations, door frames and flats & HMOs.
Work in a small place like Cottered is planned ahead, journey included, so it can be fitted around guests, customers or events where possible.
We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Why act early in Cottered
Fire-rated sealants are less forgiving than ordinary ones. How it’s installed changes how it performs, so we follow the maker’s details on every gap. Older cottages and farmhouses around Cottered can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, phone 0345 464 0079 or send us an email for an honest opinion and a quote.

How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Store the list of sealed gaps with your building paperwork
- Plan fire stopping into any work that goes through walls or floors
- Keep general-purpose foam and caulk away from fire-stopping gaps
- Report cracked or damaged seals as soon as you notice them
Avoid covering a sealed gap with anything that isn’t part of the tested detail. Repairs should use a matching fire-rated product. Ask us if you’re not sure which product was used.
It’s easiest to seal gaps while they’re few and easy to reach. Over time, more work adds more holes and the job gets bigger.

Honest limits
New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:
- Deciding what fire stopping a building needs
- Sign-off of the building, which sits with building control or your assessor
- Construction that does not provide fire resistance on its own
If in doubt, ring 0345 464 0079 or email us and we’ll say what we think before you book.

I rent my home. Can I book you?
Of course. Check with your landlord; we can send the quote to them too.

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Work for landlords, hotels and businesses
We work for landlords and letting agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
