Fire rated sealant for Burntisland homes and businesses

What happens if it’s left?

For some gaps, sealant is not the right answer and another system is needed. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. If a gap is not suitable for sealant, we will tell you. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

How we handle fire rated sealant in Burntisland

Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap. We work on linear gaps, plasterboard & masonry and service penetrations, and the jobs we see most are gaps flagged on a fire risk assessment and unsealed gaps where pipes and cables go through a wall.

For a place like Burntisland, the journey and timings are planned in advance, so the job can fit around guests, residents or opening hours where possible.

You get a one-year guarantee, the same in Burntisland as everywhere else we work.

Common problems we fix in Burntisland

Much fire stopping is hidden: in ceiling voids, service risers and behind boxing. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.

Signs it’s time to call us include:

  • Holes left by a change of layout
  • Old fire sealant that has split or come away
  • Joints picked up in a fire-stopping survey
  • Door frames with gaps between frame and wall

For buildings such as Kirkton, older buildings that have had new heating or wiring often have service gaps worth checking.

What your quote should include

  • What product goes in the joint
  • Whether they’re fully insured
  • When the joint can take water or movement
  • Whether they seal over old material or remove it

10 questions to ask before you book

Surface by surface

Door frames

Our work is the joint between frame and wall. The door leaf, its seals and closer need a door specialist.

Service penetrations

Wherever a service goes through a fire-resisting wall or floor, there’s a gap around it. The sealant is chosen for what passes through and how wide the gap is.

How we quote for fire rated sealant

Jobs vary more than people expect. What affects the quote:

  • The number of rooms or windows
  • The size of the job
  • Access and height
  • The product the joint needs

What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • The rough size of the job
  • The address or postcode of the job
  • The type of property
  • Whether it has been sealed before

It all starts with a short chat. Describe the problem, the location and the size of the job. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.

When something else is needed

We will not take on work that won’t last, so here’s what sealant can’t put right:

  • Openings too large for sealant, which need batts, boards or another system
  • Construction that doesn’t provide fire resistance on its own
  • Fire doors that need new seals, closers or hardware

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Common questions in Burntisland

Do you cover smaller places like Burntisland?

Yes. Burntisland is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Burntisland station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Do you offer different sealant colours?

Generally, yes. Sealants come in white, clear, grey and other colours for many products, and we’ll agree it with you first.

What does fire rated sealant cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

How long will you be here?

Most jobs take a few hours for a handful of gaps, and longer for a whole building, including the preparation. Your quote will say how long we expect yours to take.

Will there be a smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

How it works

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes from a few hours to a few days, depending on the number of gaps and the access. Outdoor work around Burntisland depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. Where the tested detail needs backing or fill, we fit it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Locations and products are noted so you have them on file.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Clear items away from the joints we are working on
  • Let us know about stairs, lifts or work at height

Keeping the joints in good condition

So the new joints stay in good condition:

  • Keep photos of seals that will be hidden
  • Plan fire stopping into any work that goes through walls or floors
  • Ask every contractor to reseal any fire stopping they disturb
  • Don’t paint over fire sealant until it has cured

Look at the sealed gaps as part of your routine walk-rounds. Watch for cracking, gaps or seals that have been disturbed and get them seen to.

Any job that breaks through a wall or ceiling should include resealing. Doing it at the time avoids leaving gaps behind.

Workplaces and buildings in Burntisland

If you run a hotel, guest house or holiday let in a coastal place like Burntisland, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we do not certify buildings or carry out fire risk assessments.
