Fire rated sealant in Auchtertool
Intumescent sealant looks much like any other sealant until it gets hot; in a fire it expands into the joint. The right product depends on the gap size, the substrate and what passes through, so we work to the manufacturer’s details. We work on door frames, plasterboard & masonry and linear gaps, and the jobs we see most are fire seals that have cracked with movement and unsealed gaps around fire door frames.
If you look after holiday lets, a guest house or a community building in or near Auchtertool, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Auchtertool: your questions answered
Are the rules for fire-rated sealant different in Scotland?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Do you cover smaller places like Auchtertool?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
How long does the job take?
Typically it takes a few hours for a handful of gaps, and longer for a whole building. Bigger jobs take longer, and we’ll say how long yours will take.
Are you fully insured?
Yes. Full insurance covers our work.
Can you do several jobs on one visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit.
Do I need to be at home?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Do you do fire sealant around door frames?
Yes. The joint between frame and wall is sealed with a fire-rated sealant. The door leaf and its hardware need a door specialist.
I’m a tenant. Can you help?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
What the job involves on each surface
Service penetrations
Different services need different details: metal pipes, cables and plastic pipes are not treated the same. We follow the manufacturer’s tested detail for each, and tell you if sealant alone is not the right fix.
Door frames
The gap between a door frame and the wall around it needs sealing as well as the door itself. We fill it with a fire-rated product suited to the materials either side.
Signs you need fire rated sealant in Auchtertool
Sealant applied too thin, without the backing its detail needs, or onto dust won’t perform as it was tested. We see plenty of fire stopping that was hurried.
These are the problems we are asked about most:
- Gaps where walls meet ceilings or slabs
- Door frames with gaps between frame and wall
- Sealant items on a fire risk assessment action list
- Gaps left after a refit or conversion
For buildings such as Auchtertool Parish Church, older buildings that have had new heating or wiring often have service gaps worth checking.

What we need to know
Photos by email are helpful but not essential. Try to tell us:
- Photos by email, if that’s easy
- If someone has resealed it before
- The address or postcode of the job
- The problem you’ve noticed
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you’re ready, send an email to info@mrmastic.co.uk.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. Our tips:
- Look in service cupboards and ceiling voids from time to time
- Take photos of fire stopping before ceilings or boxing go back
- Ask every contractor to reseal any fire stopping they disturb
- Never patch a fire seal with standard sealant
Do not add foam, filler or ordinary sealant over a fire seal. If it needs repair, use the same type of product. We can tell you which product we used.
An open gap is not only a fire issue: they also let noise, draughts and sometimes pests through. Dealing with them early helps with all of these.

How it works
A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It normally takes a few hours for a handful of gaps, and longer for a whole building. Around Auchtertool, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- Before starting, we go through the specification or action list with you.
- We measure every gap and note what it’s in and what passes through.
- Any non-fire-rated filler is removed and the gap cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- Every location is recorded with the product used for your records.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Clear the area around the work

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
