Fire rated sealant in Broadgate

What we do, step by step

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours for a handful of gaps, and longer for a whole building, including the tidy-up. Somewhere as small as Broadgate, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products.

Advice

How we handle fire rated sealant in Broadgate

Bigger jobs can be worked through in stages, flat by flat or floor by floor, with each location and product recorded. It gives you a list to keep with the building’s fire safety documents. We work on linear gaps, plasterboard & masonry and door frames, and people most often call us about new service routes left unsealed after building work and linear gaps at the head of walls.

For a small place like Broadgate, the journey and timings are agreed in advance, so it can be fitted around guests, customers or events where possible.

Your job is guaranteed for a year, as with all our work.

When to call us in Broadgate

Lots of unsealed gaps appear long after the building was completed. Electricians, plumbers and data installers drill through walls and ceilings and the hole round the new service is not always sealed again.

It’s worth asking for a quote if you see:

  • Cracked or shrunken fire-rated sealant
  • Gaps left after a refit or conversion
  • Open holes round services passing through fire walls
  • Seals cut through by electricians, plumbers or data installers

If you look after a church, hall or community building such as Church of St Mark, older buildings that have had new heating or wiring often have service gaps worth checking.

Our hiring checklist

What the job involves on each surface

Door frames

Frame gaps are usually hidden behind the architrave. Where it’s open, we seal it to the product’s details for that gap size.

Masonry and concrete

Masonry is dusty and porous, so preparation matters. We brush and vacuum the gap and use backing where the detail needs it.

Broadgate questions

Is Broadgate within the area you cover?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Chandlers Ford station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we will give you a clear quote.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Will we have a record of what was sealed?

Yes. We record the locations we have sealed and the products used.

Can you fill the gap behind a fire door frame?

Yes. We seal the gap between the frame and the wall with a suitable fire-rated product, to the product’s details. The door, its seals and closer are for a door specialist.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little.

Do you take on fire stopping in schools and offices?

Yes. Flats, HMOs, offices, schools and other occupied buildings are all part of our work. We agree access and the order of work with you first.

Leave it or put it right?

Squirting in whichever sealant is nearest doesn’t make a fire seal. Fire-rated products are tested in set gap sizes, depths and substrates, which is why we match the product and the method to each gap. Older cottages and farmhouses around Broadgate can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Fire rated sealant in Broadgate: local notes

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

For landlords with property near Chandlers Ford station, any gap left by new services in shared walls should be closed with a fire-rated product. If you look after a building such as Ampfield Church of England Primary School, gaps opened by contractors for new cabling are a common finding in schools and offices.

What affects the cost of fire rated sealant

Jobs vary more than people expect. What affects the quote:

  • How much there is to do
  • Mould in or behind the old joints
  • When we can work, for business premises
  • Whether the work is at height

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

Asking for a quote

When you call or email, it’s useful to know:

  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • Whether it has been sealed before
  • Whether it’s a home or a business

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. When it suits you, call 0345 464 0079 or send us an email.
