Fire rated sealant in Bloxham
Where services or frames pass through a fire-resisting wall or floor, the gap around them needs a fire-rated seal. Each gap is sealed to the product maker’s tested detail for its size and substrate. We work on linear gaps, pipe & cable gaps and door frames, and people most often call us about damaged fire sealant left by other trades and linear gaps at the head of walls.
For a pub, café, guest house or shop in or near Bloxham, its washrooms and kitchen need the same sealant care as any big building.
We stand behind the work with a one-year guarantee, so you are covered after we’ve gone.

Questions from Bloxham
Can you help a landlord with a rental near Banbury station?

Do you cover Bloxham for fire rated sealant?
Yes, Bloxham is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or send us an email and let us know what needs doing.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
How long does fire rated sealant take?
As a guide, most jobs take anything from a few hours to several days, depending on how many gaps there are. Larger jobs naturally take longer, and we will say how long yours will take.
What do you need from me for a quote?
Tell us what needs doing and where, plus pictures if you have them. If we need more, we will ask.
Do you certify the fire stopping?
We do not certify fire stopping or quote ratings. We apply the specified product to the manufacturer’s details and list the locations and products for you.
Is there a guarantee?
Yes. Every job comes with our one-year guarantee.
What affects the quote in Bloxham
The quote reflects the job in front of us. We take into account:
- Any working-time requirements on site
- How easy the joints are to reach
- The number and length of the joints
- Whether there’s mould to deal with
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first.
Asking for a quote
To help us quote quickly, please include:
- How we’d reach the joints
- The problem you’ve noticed
- The type of property
- How many joints, rooms or windows are involved
Need a quote? Please ring 0345 464 0079 or send us an email and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.
Common problems we fix in Bloxham
Many open fire-stopping gaps are made after the building is finished. New cables, pipes and data runs go through walls and ceilings and the hole they leave does not always get resealed.
The most common problems we see are:
- Cracked or shrunken fire-rated sealant
- Holes left by a change of layout
- Open joints along the top of partitions
- Open holes round services passing through fire walls
If you let a flat or house near Banbury station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.
Before booking anyone
- Whether all the old sealant comes out first
- How the joint is cleaned and prepared
- Which sealant they’ll use, and why
- Who does the work, and how experienced they are
What fire rated sealant looks like in Bloxham
In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
For site and facilities teams at buildings such as Bloxham Church of England Primary School, service openings in fire-resisting walls need checking after any refurbishment. If you look after a church, hall or community building such as Church of St Mary, gaps around pipes and cables are worth checking after any building work there.

How it works
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a few hours for a handful of gaps, and longer for a whole building from start to finish. A visit to Bloxham is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- We plan the order of work and access, floor by floor or flat by flat.
- We take out any damaged or unsuitable sealant.
- Dust and loose debris are cleaned from each gap.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
Preparing for the visit
- Keep children and pets away from the work area
- Mention any parking rules near the property
- Let us know if you’ve seen damp or leaks

What we can’t put right
Some problems need a builder, plumber or other trade rather than us:
- Fire risk assessments, which need a qualified assessor
- A wall that isn’t a fire-resisting element to begin with
- Issuing a fire rating or certificate for a building
If you are not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Surface by surface
Linear gaps
Long, narrow gaps appear where walls meet slabs and ceilings. They’re sealed with a fire-rated sealant over backing where the detail calls for it.
Masonry and concrete
Brick, block and concrete walls and floors are sealed with products tested in masonry. We clean out dust and debris before sealing so the sealant bonds.
