Fire rated sealant for Bailey's Hard homes and businesses

Fire rated sealant for homes and businesses in Bailey's Hard

A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. We check the size and the substrate before choosing the product, then apply it to the depth its tested detail calls for. If you’re dealing with linear gaps at the head of walls and new service routes left unsealed after building work, we can help, on linear gaps, flats & HMOs and service penetrations alike.

In a village or hamlet like Bailey's Hard, commercial work is more likely to be a pub, a farm shop, holiday lets or a village hall than an office block. Each still needs sound sealant in its washrooms and kitchens, and fire-rated joints where services pass through walls.

All our work comes with our 12-month guarantee, wherever you are in Hampshire.

How we quote for fire rated sealant

The price is agreed before any work begins. It’s based on:

  • How many rooms, windows or areas are involved
  • Mould in or behind the old joints
  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • Photos by email, if that’s easy
  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or send us an email.

What the job involves on each surface

Masonry and concrete

Core-drilled and broken-out holes in concrete are often irregular. We measure the gap at its widest point to make sure it suits the product.

Flats and HMOs

Converted houses often have gaps around old and new services. We seal the ones on your specification with a tested product and record where they are.

Do you need fire rated sealant in Bailey's Hard?

Over time, buildings change layout and use. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.

Any of these means the joints need attention:

  • Fire seals that have cracked with movement
  • Open joints along the top of partitions
  • Joints picked up in a fire-stopping survey
  • Holes left by a change of layout

What happens on the day

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before work begins. Most jobs take from a few hours to a few days, depending on the number of gaps and the access. In a small place like Bailey's Hard, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Advice

What we cannot put right

It helps to know what we can’t do too:

  • A wall that isn’t a fire-resisting element to begin with
  • Fire risk assessments, which need a qualified assessor
  • Sign-off of the building, which sits with building control or your assessor

If you’re not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer.

Joints and surfaces we work on

  • Service penetrations
  • Linear gaps
  • Door frames
  • Plasterboard & masonry
  • Pipe & cable gaps
  • Flats & HMOs

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Store the list of sealed gaps with your building paperwork
  • Ask every contractor to reseal any fire stopping they disturb
  • Get damaged fire seals looked at promptly
  • Check risers, ceiling voids and cupboards during building checks

Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.

A flagged gap shouldn’t wait for the next assessment. Have it sealed, then keep the record so the item can be closed.

Bailey's Hard: your questions answered

Is Bailey's Hard within the area you cover?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you work for hotels and guest houses in Bailey's Hard?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

What does intumescent mean?

An intumescent sealant expands when it gets hot to help seal the gap. It’s one type of fire-rated sealant; which product suits depends on the gap, the substrate and the service.

Do you offer different sealant colours?

We will suggest a colour to suit the surroundings. The product needed can limit the range.

Do you provide details of the products used?

Yes. We note each location and the product that went in so it’s there for the next inspection.

Is there a guarantee?

Yes, always. Each job is guaranteed for twelve months, large or small.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Do you take out the old sealant first?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
