Back Fire Rated Sealant
Our applicators work in Back on intumescent and fire-rated sealant around gaps, frames and service penetrations. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.

- Open gaps behind door architraves
- Standard silicone or caulk in a fire-stopping gap
Fire rated sealant for homes and businesses in Back
A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. We check the size and the substrate before choosing the product, then apply it to the depth its tested detail calls for. If you are dealing with standard silicone or caulk in a fire-stopping gap and damaged fire sealant left by other trades, we can help, whatever the surface.
For a place like Back, the journey and timings are planned in advance, so the job can fit around guests, residents or opening hours where possible.
You get a one-year guarantee, the same in Back as everywhere else we work.

Aftercare tips
Simple care keeps the joints in good condition. We recommend:
- Keep pictures of seals that will be hidden
- Ask which product was used before you paint
- Ask every contractor to reseal any fire stopping they disturb
- Keep the record of products and locations with your fire safety documents
Don’t add foam, filler or ordinary sealant over a fire seal. If it needs repair, use the same type of product. We can tell you which product we used.
When you plan work that goes through walls or ceilings, plan the fire stopping too. Doing it at the time avoids leaving gaps behind.
What else we do in Back
Surface by surface
Linear gaps
Long, narrow gaps appear where walls meet slabs and ceilings. They’re sealed with a fire-rated sealant over backing where the detail calls for it.
Masonry and concrete
Brick, block and concrete walls and floors are sealed with products tested in masonry. The gap is cleaned of dust first so the seal has something sound to bond to.
Common questions in Back
Do Scottish building rules affect fire-rated sealant work in Back?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Is Back within the area you cover?
Yes, we do. We work across all of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.
What does intumescent mean?
Fire-rated is the broad term for sealants tested for fire stopping. Intumescent ones swell in heat, and they’re one option among several. The specification and the tested detail decide which is used.
Is it messy?
No. The area is protected while we work and cleaned up afterwards.
Do you offer different sealant colours?
Yes. White, clear and grey are common, and other colours are available, and we agree the colour with you before any work starts.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator.
How long does the job take?
Most jobs take anything from a few hours to several days, depending on how many gaps there are. We’ll confirm how long when we quote.
How the visit works
A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and clear up. It generally takes a few hours for a handful of gaps, and longer for a whole building. Somewhere like Back may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- Access to each area is agreed so the work can run in order.
- We take out any damaged or unsuitable sealant.
- Dust and loose debris are cleaned from each gap.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
Preparing for the visit
- Tell us about any water getting in
- Clear the area around the work
- Mention any parking rules near the property

Advice
Should I try it myself first?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
What fire rated sealant looks like in Back
For seaside hotels, guest houses and holiday lets around Back, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Island jobs need planning around ferries and the weather, so give us as much notice as you can.
Whether the job is in Back itself or nearby, the right material for each joint matters as much as a neat finish.

For landlords and businesses
Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Why deal with it now?
Fire-rated sealants are less forgiving than ordinary ones. Depth, backing and surface preparation all affect how a seal performs, and we work to the product details every time. Around Back, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Signs you need fire rated sealant in Back
In some buildings the gap was filled with the wrong thing in the first place: ordinary expanding foam, standard silicone or decorators’ caulk where a fire-rated seal was needed. It looks sealed, but it isn’t fire-rated.
These are the problems we are asked about most:
- Old fire sealant that has split or come away
- Holes left by a change of layout
- Ordinary sealant used where a fire-rated product was needed
- Open holes round services passing through fire walls
In and around Back, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.
Questions to ask before booking
- Whether VAT is included
- How the surfaces are prepared before sealing
- Who does the work, and how experienced they are
- What happens if they find a problem under the old sealant
