Need external mastic in Woodlands?

External mastic for homes and businesses in Woodlands

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where mortar or filler would crack. We work on render & cladding joints, façade panels and copings & trims, and common reasons people get in touch are failed seals between different materials and rigid filler in a joint that should flex.

In a village or hamlet like Woodlands, older cottages and farm buildings often stand in the open, so walls and rooflines take the full force of wind and rain. Gutter joints and wall joints there need a sealant that can flex and stay put.

Whatever the size of the job, you get the same one-year guarantee in Woodlands and across Kent.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Honest limits

Before you book, it’s worth knowing the limits:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Cracks in the bricks or render themselves, away from the joints
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly.

Joints and surfaces we work on

  • Façade panels
  • Joints between brick and frames
  • Concrete & block
  • Brickwork movement joints

  • Render & cladding joints

What we are called out for in Woodlands

Weeds, moss and debris in a joint are a sign the sealant has gone. Roots and dirt hold water against the wall.

Signs it’s time to call us include:

  • Movement joints filled with mortar instead of sealant
  • Moss and dirt in joints with no sealant left
  • Sealant that has lost its bond to the brick or render
  • Weathered mastic that no longer stretches

In the older streets around Church of Saint Mary the Virgin, an extension built onto an older house moves differently, and the joint between them takes the strain.

What your quote should include

  • Whether the sealant suits the joint
  • How long to leave it before use
  • The length of the guarantee
  • What the quote includes, VAT included or not

Choosing a sealant specialist

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Don’t let climbing plants root in the sealant
  • Act on the first splits you see
  • Show decorators and builders where the movement joints are
  • Make sure movement joints aren’t pointed over

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.

Questions from Woodlands

Can you do external mastic in Woodlands?

Yes, Woodlands is within the area we cover. Our work covers London and the South East. Just phone 0345 464 0079 or email us with a few details of the job.

Can you help a landlord with a rental near Kemsing station?

Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we’ll send you a clear quote.

Do you use backing rod?

We fit closed-cell backing rod wherever the joint depth needs controlling. It controls the depth and stops the sealant bonding to the back, so the joint can move.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Should I point up the gap in my brickwork?

No. Cement or mortar cannot stretch. Where a joint has been mortared, it can often be raked out and sealed properly.

Is it OK to seal over old sealant?

No, it will not last. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

Where do you work from?

We are based in Crawley, and we work across South East England, London and Scotland.

What the job involves on each surface

Copings and trims

Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible.

Render joints

Water behind render can lead to blown patches. A sound joint keeps the render dry behind and helps it last.

Why deal with it now?

A properly done movement joint is an even line in a colour that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner. Where a wall is exposed, as many are in small places like Woodlands, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.

Woodlands buildings and the weather

Historic houses like Lullingstone Castle (about 3.2 miles north-west) are a reminder that the area around Woodlands has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you let a flat or house near Kemsing station, split movement joints are easy to miss on a rental until damp shows inside.

What we do, step by step

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a handful of joints, longer for a whole elevation, including the tidy-up. For a village or hamlet like Woodlands, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.
