What we do, step by step
We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours for most rooms, longer for large commercial floors. In a small place like Woodlands, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- The room is cleared along the joints so we can reach them.
- We take out the cracked caulk, grout or old sealant.
- We clean and dry the edges of the joint.
- A flexible sealant suited to the floor is applied and tooled.
- We check the joints and explain the aftercare.

Advice
Your questions about floor joint sealing in Woodlands
I let a flat near Kemsing station. Can you help?
Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.
Will you come out to Woodlands?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme.
How soon can the floor be mopped?
That varies with the sealant and the room. Before we leave, we tell you when it can be walked on, mopped and driven over.
Can you reseal concrete floor joints in an industrial unit?
Yes. We reseal concrete floor joints in commercial and industrial units. We will talk through the traffic and choose a sealant suited to it.
Why has a gap opened under my skirting?
Movement from drying timber and settling floors opens the gap. Caulk tends to crack; a flexible sealant does not.
Can I add another job to the visit?
Of course. Combining jobs makes good use of the visit.
What floor joint sealing looks like in Woodlands
Floors around Kent run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.
If you look after a church, hall or community building such as Church of Saint Mary the Virgin, joints in its floors, skirtings and thresholds need resealing as they wear. If you let a flat or house near Kemsing station, gaps at skirtings and thresholds are worth sealing between tenancies.

How the job changes by surface
Concrete floor joints
Old filler, dust and debris are cleaned out of the joint first. Backing goes in where the depth needs controlling.
Skirting boards
Skirting gaps are one of the most common floor joints we seal. We take out any cracked caulk before sealing.
What affects the quote in Woodlands
There’s no set price list, because jobs vary so much. What we look at:
- Whether the work is at height
- When we can work, for business premises
- Whether there’s mould to deal with
- Which sealant suits the joint
The cost depends on how much there is to do, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.
What we need to know
There’s no need for technical detail. It helps if you can tell us:
- How we’d reach the joints
- Whether it has been sealed before
- A few photos by email, if you can
- Where the property is
There’s no standard price list. Instead, we give you a clear quote for your job. To arrange one, phone 0345 464 0079 or drop us an email.

Leave it or put it right?
Putting new grout into a crack that keeps reappearing does not last. The movement is still there, so the grout fails again. A flexible movement joint is the fix. In a small place like Woodlands, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Work for landlords, hotels and businesses
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
What we can’t put right
To be straight with you, there are a few things sealant won’t fix:
- Water getting under the tiles from elsewhere
- Movement too big for a sealant joint
- A tiled floor that needs relaying
Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly.
Joints and surfaces we work on
- Thresholds
- Skirting boards
- Tiled floors
- Wet room & bathroom floors
- Commercial floors
- Concrete floor joints
Keeping the joints in good condition
So the new joints stay in good condition:
- Keep dirt out of the joints
- Mark off resealed joints in warehouses
- Keep floor cleaning water to a minimum at the edges
- Don’t fill floor joints with caulk where they move or get wet
Check the joints after the first winter. Small gaps at the ends can be touched up early on.
A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier and the edges sound.
