External mastic in Woburn

External mastic for homes and businesses in Woburn

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where mortar or filler would crack. Typical jobs include rain getting behind render or cladding at a joint and cracked joints where brick meets render or frames, on joints between brick and frames, concrete & block and brickwork movement joints.

Outside joints can only be sealed when they’re dry, so work in Woburn is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.

You get a 12-month guarantee, the same in Woburn as everywhere else we work.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

Signs you need external mastic in Woburn

Sometimes a movement joint was filled with mortar or a rigid filler. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

Keep an eye out for any of the following:

  • Sealant pulling away from one side of the joint
  • Rain getting behind render or cladding at a joint
  • Movement joints filled with mortar instead of sealant
  • Hard, crazed mastic that has stopped moving

Rented homes near Aspley Guise station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

What your quote should include

  • Whether you can choose the colour
  • Is VAT in the price?
  • The length of the guarantee
  • What insurance they hold

Your questions about external mastic in Woburn

Do you cover Woburn for external mastic?

Yes. Our work covers London and the South East, and Woburn is part of that. Just call 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear price.

Can you help a landlord with a rental near Aspley Guise station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. You can phone 0345 464 0079 or email us with the details for a clear quote.

What’s an expansion joint in brickwork?

A vertical gap in a long brick wall is generally a movement joint. It gives the wall room to move and needs a flexible seal, not mortar.

Can you reach joints on upper floors?

Each building is different. Send us photos and a rough idea of the height, and we will confirm what access is needed.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

When is the sealant fully cured?

That depends on the sealant used, so follow the cure time we give you.

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Do you use backing rod?

The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only.

Outside joints around Woburn

With historic houses such as Woburn Abbey (about 1.1 miles south-east) nearby, there’s older building stock in the area around Woburn as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Homes close to Old Church of St Mary include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant. Schools such as Woburn Lower School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

When it is not the sealant

In fairness, there are a few things sealant won’t fix:

  • Cracks in the bricks or render themselves, away from the joints
  • Rising or penetrating damp from elsewhere in the wall
  • Render that’s blown, hollow or coming away

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

The process

The work is kept neat and contained to the area we’re working on, so you can get on with your day. The job usually takes anything from a few hours to several days, depending on the building. For a village or hamlet like Woburn, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • Tell us if parking is tricky
  • Mention any tricky access
  • Move anything stored near the joints

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Show decorators and builders where the movement joints are
  • Walk round the building once a year and look at the joints
  • Keep water from gutters off the wall
  • Avoid pressure-washing directly into sealant joints

Look over the joints once a year, ideally after winter. Splits, gaps at the edges or plants in the joint are early warning signs.

Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.

How we quote for external mastic

You will get a clear quote before we start. It takes into account:

  • Working hours on commercial sites
  • Whether there’s mould to deal with
  • Whether old sealant or filler has to be cut out
  • Whether the work is at height

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and send you a clear quote before any work starts.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • If someone has resealed it before
  • The address or postcode of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height

We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, phone 0345 464 0079 or send us an email.
