External mastic in Wissenden

Leave it or put it right?

Resealing a run of joints in one go is usually better than patching one at a time. Joints of the same age tend to fail together, and access only has to be arranged once. Where a wall is exposed, as many are in small places like Wissenden, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Doing several joints on one visit is usually more efficient than separate visits. You’ll get one clear quote for the whole job.

Why us?

  • Colour picked to suit the job
  • Old sealant always removed completely
  • Anti-fungal silicone where joints get wet
  • White, clear, grey or coloured to suit, where the product allows

External mastic in Wissenden, done properly

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render so the line blends in. Typical jobs include sealant that has lost its bond to the brick or render and weathered mastic that no longer stretches, on brickwork movement joints, façade panels and copings & trims.

Older homes in small places like Wissenden may be stone, brick or timber-framed, often with later extensions. The joints where those materials meet are the weak points.

Whatever the size of the job, it’s backed by our one-year guarantee in Wissenden and across Kent.

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

We also work for property managers and facilities teams in Wissenden and across Kent. Several sites can go on one quote, and we are fully insured.

What we do, step by step

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take anything from a few hours to several days, depending on the building. Somewhere like Wissenden needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • For indoor joints, keep the area dry beforehand if you can
  • Clear the area around the work

Advice

Different surfaces, different methods

Brickwork movement joints

Vertical joints in long brick walls let the brickwork expand without cracking. They’re resealed over backing rod with a low-modulus sealant.

Joints between dissimilar materials

Joints where frames, sills or panels meet the wall are common leak points. We cut out the old sealant and reseal with a product suited to both surfaces.

External mastic in Wissenden: local notes

With historic houses such as Godinton House (about 4.8 miles east) nearby, there’s older building stock in the area around Wissenden as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you look after a building such as Bethersden Primary School, its movement joints, gutters and trims need looking after like any other building’s. Historic houses such as Godinton House, about 4.8 miles east, show how far back building around Wissenden goes, and older homes nearby need a sealant that suits their walls. If you let a flat or house near Pluckley station, outside joints that have cracked can let damp into a rental, so check them between lets.

Common questions in Wissenden

Is Wissenden in your area for external mastic?

Yes, Wissenden is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or send us an email and tell us what needs doing.

Do you work for landlords with property near Pluckley station?

Yes, we work for landlords and letting agents. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll send you a clear quote.

What do you put in the joint?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Is there a guarantee?

Yes. There’s a 12-month guarantee on every job.

Do you use backing rod?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. That way it bonds to the two sides only and can stretch.

How long before the joint can be used?

Cure times vary by product and the temperature. Before we leave, we’ll tell you the cure time.

Should I point up the gap in my brickwork?

No. Cement or mortar can’t stretch, so the joint stops doing its job. If it has already been filled, we can generally cut it out and reseal it.

Is it OK to seal over old sealant?

No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Tell anyone working on the walls about the movement joints
  • Keep water from gutters off the wall
  • Act on the first splits you see
  • Avoid pressure-washing directly into sealant joints

Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.

Act while the splits are small. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.

Honest limits

New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Failed render or damaged cladding panels
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Cutting new joints into brickwork, which is building work rather than sealant work

If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think before booking.
