About our external mastic in West End

For buildings in West End, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean joint faces and the right depth. Common call-outs are for brick movement joints where the sealant has split and weeds or debris growing in open joints, on façade panels, joints between brick and frames and copings & trims.

Somewhere as small as West End, homes and farm buildings often face open ground, so walls and rooflines take the full force of wind and rain. Joints on those walls need a sealant that moves with the building and stays in place.

A 12-month guarantee comes as standard.

Why it’s worth doing now in West End

Water gets in through a failed movement joint and can run behind render or cladding. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. In a small place like West End, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a few hours to a few days, depending on the length of joint and the access, including the tidy-up. Somewhere like West End needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

What sealant work can’t fix

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Movement that is more than a sealant joint can take
  • Cracks in the bricks or render themselves, away from the joints
  • Rising or penetrating damp from elsewhere in the wall

Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.

Surfaces we seal

  • Façade panels
  • Render & cladding joints
  • Joints between brick and frames
  • Brickwork movement joints
  • Concrete & block
  • Copings & trims

Looking after it afterwards

To keep the joints looking good and working properly:

  • Get split or bare joints resealed while the damage is small
  • Fix overflowing gutters above sealed joints
  • Look over the joints every year, ideally after winter
  • Avoid pressure-washing directly into sealant joints

Don’t let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.

Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.

What we are called out for in West End

Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The new sealant then lets go long before it should.

Look out for these signs:

  • Plants rooting in failed movement joints
  • Failed sealant between panels on a façade
  • Old sealant gone brittle and cracked
  • Damp patches traced to an open external joint

For an older house near a landmark such as Church of St Mary the Virgin, older walls, gutters and the joints where extensions meet them need a flexible sealant.

  • Whether you can choose the colour
  • Whether all the old sealant comes out first

Our hiring checklist

West End: your questions answered

Can you help a landlord with a rental near Hatfield station?

Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or send us an email and tell us about the property, and we’ll send you a clear quote.

Will you come out to West End?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does someone need to be in?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

What’s an expansion joint in brickwork?

Walls move with heat, cold and moisture, and planned joints take up that movement. It’s closed with backing rod and a flexible sealant.

How long does external mastic last?

That depends on the wall, the weather and the movement. Signs to watch for are cracking, hardening and gaps at the edges, and reseal at that point.

What information do you need?

Just the basics: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or drop us an email.

Can you quote for more than one area?

Yes. Just list everything you need and you’ll get one quote.

External mastic in West End: local notes

With historic houses such as Hatfield House (about 1.7 miles west) nearby, there’s older building stock in the area around West End as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you look after a building such as Essendon CofE (VC) Primary School, its movement joints, gutters and trims need looking after like any other building’s. If you let a flat or house near Hatfield station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

How the job changes by surface

Brickwork movement joints

Vertical joints in long brick walls let the brickwork expand without cracking. They’re resealed over backing rod with a low-modulus sealant.

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. The old joint is removed and a sealant that bonds to both sides goes in.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.
